Description

Amstel 93, 1018 EL Amsterdam

In one of Amsterdam's most beautiful locations: stunning and fully renovated street-level triplex (ca. 232 sqm NIA) with an expansive garden and garden house and a view of the iconic Magere Brug bridge. Incredible ceiling heights, large windows, multiple bathroom spaces, the option to install two fireplaces....
This apartment has a private entrance and buyers have the option to purchase multiple parking spaces in the adjacent parking garage. Truly unique!

LOCATION:
Situated on Amstel, across from Magere Brug and ca. 100m from Carré theater. At the heart of the inner city, but away from the masses. Via Magere Brug, Utrechtsestraat is mere minutes away. Stopera and Carré are within walking distance. Everything the city has to offer is on your doorstep, with room to park your car(s) in the adjacent garage.

LAYOUT:
Private entrance off Amstel. The entrance will take you into a long hall, where you will immediately notice the monumental staircase.
The first room is at the front of the building. This space features the fittings for a kitchenette and a separate restroom. There is an option to install a shower. Ideally suited as an office or quarters for an au-pair. The utility room and stair closet can be accessed from the hall.
At the rear, facing the garden, is a second spacious room with an adjacent bathroom space. French doors lead to the garden and there is access to the rear annex stairs.
The extremely long and secluded garden largely faces east. At the rear of the garden is the charming garden house with full electrical wiring. The garden features traditional landscaping with beautiful paving, espalier trees and boxwood hedges, in addition to lighting, and a brick shed and storage closet adjacent to the building.
The elevated ground floor level has incredible 3.48-meter tall ceilings. The front room, with three windows overlooking Magere Brug bridge, features the fittings for a fireplace (gas). Stunning corniced ceilings lend this room an elegant, opulent feel. The rear room features two Juliette balconies with a view of the garden and a possibility to create a toilet. Buyers can install a kitchen to their own taste, if so desired with a chef's island, either with an electric or gas cooker!
This floor and the floor above are fitted with dark-grey awnings (electrically operated).
The first floor accommodates the master bedroom at the front, with the option to install a romantic wood-burning fireplace.
The space for the walk-in closet leads to the bathroom area. Fittings have been installed for sinks, a (walk-in) shower, toilet and bathtub.
The room at the rear also allows for - and features the fittings for - an en-suite bathroom. There are two closets off the landing, one of which is for the laundry machine and dryer.
There are multiple parking spaces for sale in the garage in the adjacent building (also belonging to this VvE association of owners), offered for € 125,000 (costs-to-buyer) each.

MVA neighbourhood information: Weesperbuurt/Plantage

this area is known as the quiet part of Amsterdam Centrum. Amsterdam East is an environmentally friendly area with canals and important cultural buildings. These characteristics make this part of Amsterdam ideal as a residential area. Unlike downtown this area consists of many young couples who are starting with their careers. East and the eastern islands and the old harbor-area is still relatively vacant, but that will change in the upcoming years with the Weesper- and Plantagebuurt still in development.
