Description

*** this property is listed by a MVA Certified Expat Broker ***

Living on the water, on the edge of a park and yet within the Amsterdam ring: all that is possible on this beautiful and very spacious houseboat on the Amstel!

The houseboat was built in 2006. It has a living space of no less than 193 mē and about 3 terraces, from where you have a panoramic view over the Amstel River from all sides. You can follow the seasons closely and enjoy the many water birds and their young ones up close.

The house is located on the green, quiet part of the Amsteldijk, near the Zuidelijke Wandelweg and opposite several rowing clubs. A unique and beautiful place, surrounded by greenery, but with all amenities in the Rivierenbuurt within walking distance: the many shops in the Rijnstraat or Maasstraat, cosy restaurants, schools, childcare and the Mirandabad.
You can of course also take a dip in the Amstel and moor your own pleasure boat to the houseboat.

There is ample parking space outside, and it is possible to apply for 2 parking permits without waiting time.
The Zuidas is a stone's throw away. The houseboat is also very conveniently located for the A10 and A2 motorways and the Amstel and Rai metro and train stations. So, you can leave the city easily, but you can also cycle (or sail) into the city in no time at all.

In short, a spacious house in a prime location.

Layout
Hardwood walkway with bicycle storage.
Entrance, hallway, separate toilet.
From the hallway you enter the living room with bay window, which offers beautiful views over the Amstel River through the multiple windows. The living room with doors leads to the partly covered terrace on the south, of about 20 mē.
The modern kitchen is equipped with various built-in appliances and the stone sink offers plenty of workspace. Next to the kitchen, there is a small, sheltered terrace on the east, a lovely place to have breakfast outside early in the spring.

Through the corridor there is access to the left part of the houseboat. The houseboat was originally designed as a house with practice/office at home. This part is connected to the house both upstairs and downstairs, but also has its own entrance, toilet and kitchenette.
There is also a full width terrace with a view of the Utrecht bridge. On hot afternoons, you can sit here in the shade.
A staircase leads down to 2 bedrooms and a bathroom with shower and toilet. This part of the house is therefore perfect to use as a guesthouse, B&B or private apartment for your children growing up and studying.

The main bathroom and 3 more bedrooms are located on the ground floor in the right-hand section, one of which is currently being used as a workshop. The bathroom has a bath, separate shower cubicle and a washbasin.
There is also a spacious walk-in closet, a storage room and a technical room, where the central heating system (Intergas HRECO 2015), sewer pump and the connection for the washer / dryer can be located.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.
