Description

Amstelkade 186-2, 1078 BB in Amsterdam

You will find this light and charming apartment of approximately 88 m on the bend of the Amstelkade. The residence is part of a stately and well-maintained apartment building in a unique location between Amsterdam Oud-Zuid and the Rivierenbuurt. From the front there is a view out over the Amstelkade and the Apollo hotel among others and at the rear there is a balcony across the entire width of the residence that looks out over the interior gardens.

The view is unique as the apartment is on the part of the Amstelkade where the Boerenwetering, the Amstelkanaal, the Zuider and Noorder Amstelkanaal cross each other. The large windows also make this property light and sunny. The residence is well maintained and has authentic details such as pictures frames. The windows at the front of the apartment are double-glazed and at the rear, they are single-glazed.

Location/accessibility:
The apartment is very easy to reach on public transport and via the various arterial roads. Not only the shopping streets (Scheldestraat, Beethovenstraat, Ferdinand Bolstraat and Van Baerlestraat) as well as various museums (Van Gogh, Stedelijk and Rijksmuseum), but also the Concertgebouw and various restaurants/cafs in de Pijp, the Rivierenbuurt and Oud Zuid, as well as the Beatrixpark are all within walking or cycling distance of the apartment. This part of Oud Zuid/Rivierenbuurt is characterised by the spacious and green layout as well as the architecture of the Amsterdam School. The neighbourhood has outstanding primary and secondary schools and in addition to these there are a lot of excellent childcare facilities in the neighbourhood. As the apartment is next to the water, there is a two-storey car park and there is (almost) always space to park in front of the door.

Layout:
Second floor:
Entrance. Central hall offering access to all the rooms. Separate toilet. A room at the front of the building with a large window. The light living room (en suite) is adjacent with immediate access through an open doorway. There are awnings on both sides and on the balcony. A wood burning stove and stained glass doors decorate the living room. The dining room with open kitchen offers access to the balcony through the French windows. The balcony looks out over the verdant interior garden. There is also a fireplace in the dining room. The kitchen is fitted with a Boretti 6-ring gas hob and oven and a small dishwasher. There are black and white tiles in the country style kitchen. You will find a spacious bedroom at the rear of the building. The bathroom is equipped with a bath/shower and a sink unit. There is no lack of storage space, with practical built-in cupboards throughout the apartment. The floor in the rest of the apartment is laminate flooring.

Fourth floor:
The staircase in the hallway provides access to the storage and an extra room on the fourth floor (gross floor area 22m2). The room is very light due to the many windows. You will also find the washing machine connections and central heating boiler (HR 2008). There is also a further staircase up to the shared roof terrace. This sunny roof terrace is shared by the second and third floors (50/50). There is also water and power on the roof terrace.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Apartments

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
