To be eligible for a rental property you must meet the following conditions:

Income requirement:
• We rent this house to households with a gross annual income of at least 45x the rent (€ 44,550) and a maximum of € 56,000. This includes holiday pay and any fixed surcharges. Are you leaving a social rental home with the Alliance? Then we do not set a maximum income standard.
• Depending on the data or situation, a deposit may be requested by De Alliantie.

Rental period:
• A lease agreement is entered into for at least one year and is then extended for an indefinite period. After the minimum period of one year, the notice period for the tenant is one month.
• The rental period can start on any day of the month, this does not necessarily have to be the 1st of the month. The Alliance determines the start date of the rent.

• The property is only rented to candidates with a minimum age of 55 years. The property cannot be rented as a pied a terre, the tenant must register at the address with the municipality.
• Transferring students get priority. An instant transfer agent is someone who leaves an empty social housing of a corporation within the region. Alliance tenants take precedence within this group. If you leave a social rental home of the Alliance empty, we do not set any limits on the maximum income.
• For several suitable candidates, allocation is based on the longest period of residence.
• A credit check is part of our allocation procedure, for which the candidate has given permission.

MVA neighbourhood information: Buitenveldert-West

Buitenveldert is the most southern part of Amsterdam South. The neighbourhood has a lot of contrasts. Buitenveldert characteristics itself by the amount of space and green facilities available in the area. There are many facilities and shopping centre for example the Gerderlandplaza. The houses are relatively big and the neighbourhood has many above-average aged people. The neighbourhood scores well on the safety scale. Although the safety is good, the social cohesion isn’t that strong. The Zuidas part of Amsterdam is a dynamic area, which is in full development. Originally the focus was on making this part of Amsterdam a high level office complex, but now the focus is more on making it a residential area. There aren’t that many inhabitants yet, but the new building concepts are designed to improve that. There will be an elementary school and several other facilities available, which will make this part of Amsterdam a unique location.

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Enlist an MVA/NVM estate agent when renting in the Netherlands

An estate agent’s area of expertise is not limited to buying and selling properties. When looking for a property to rent, it is also wise to enlist an agent. He or she can advise you about which kind of property is best suited for you, and which area to go for.

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
