Spacious, upstairs property of approx. 140 m˛ with three bedrooms (there used to be four), two bathrooms, sunny, shared roof terrace of approx. 13m˛, lovely views of the canal and storage area on the ground floor. A unique location: overlooking the canal and the seventeenth-century city centre. A quiet haven in the heart of Amsterdam. The foundation was renewed in 2009 and the property is sited on FREEHOLD LAND.

The property is made suitable for double occupancy by adding a second kitchen on the third floor. Now, there’s an independent apartment on the third floor with living room, kitchen, bathroom and two bedrooms and there’s an independent apartment on the fourth and fifth floor with own kitchen, living room, bedroom and bathroom.
This two apartments could easily be turned into one complete 140m˛ upstairs property again, with its three bedrooms and a bathroom on the third floor, a living room with open-plan kitchen on the fourth floor and the fourth bedroom with the second bathroom in the attic (fifth floor).

The property is situated in the old port area of Amsterdam by the sunny side of the wide water of Waalseilandgracht. This is a unique location in the centre of Amsterdam. The bustling Nieuwmarkt, the green Plantagebuurt (Artis Zoo and the Hortus) and Oosterdokseiland by the water (OBA (public library) and Sky lounge Amsterdam) are all within walking distance. The Muziekgebouw, the Stopera and the Hermitage and also the unique shops, Asian toko’s around Zeedijk and small cafes and restaurants can all be found in the close vicinity.
There are excellent connections for public transportation. The Central Train Station and metro stop Nieuwmarkt are within less than ten minutes walking distance. Via Ring Road A10, exit roads S116 (IJtunnel) and S114 (Piet Heintunnel) you-re easily out of town. Cars can be parked on the public road, in front of the door. The waiting time for a parking permit is now approx. two months. In the basement there is a communal storage area for bicycles.

The entrance of the property is on the third floor. The kitchen, living room, two bedrooms and the bathroom are situated on this floor and there’s access to the roof terrace.

The living room on the canal side is three windows wide and offers fantastic views over the wide water. The adjacent kitchen is equipped with various built-in appliances and plenty of cabinet space. The bathroom is very generous and features a bathtub and a shower, both with thermostatic taps, wide washbasin, fixed hair dryer, towel radiator and toilet. There’s also a separate toilet. The two bedrooms both have their own washbasin. The connection for the washing machine is hidden away in a bespoke cupboard.
The lovely roof terrace is easy to access through a French door.

On the beautiful fourth floor there are a living room and kitchen. This is a fine floor, which was completely insulated and features traditional beams and there is an original hoisting wheel. The ceiling-height at the front is 3.88m. Via a fixed flight of stairs you reach the great, third bedroom with private bathroom. The bathroom was renovated in 2009 and now has a shower, washbasin and toilet. The Bosch HR central heating boiler can be found here too.

MVA neighbourhood information: Nieuwmarkt/Lastage

This area is known as the quiet part of Amsterdam Centrum. Amsterdam East is an environmentally friendly area with canals and important cultural buildings. These characteristics make this part of Amsterdam ideal as a residential area. Unlike downtown this area consists of many young couples who are starting with their careers. East and the eastern islands and the old harbor-area is still relatively vacant, but that will change in the upcoming years with the Weesper- and Plantagebuurt still in development.

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
