Description

Exceptionally beautiful and spacious upstairs property of approx. 163m (184m gfa) with sunny roof terrace of approx. 20m and a new foundation. A unique location overlooking two canals, the seventeenth-century city centre and Montelbaanstoren. A quiet haven in the heart of Amsterdam. The property is sited on FREEHOLD LAND.

LOCATION:
The property is situated in the old port area of Amsterdam by the wide water of Waalseilandgracht, on the sunny side, and with views over the Montelbaanstoren and Oudeschans. This is a unique location in the centre of Amsterdam. The bustling Nieuwmarkt, the green Plantagebuurt (Artis Zoo and the Hortus) and Oosterdokseiland by the water (OBA (public library) and Sky lounge Amsterdam) are all within walking distance. The Muziekgebouw, the Stopera and the Hermitage and also the unique shops, Asian tokos around Zeedijk and small cafes and restaurants can all be found in the close vicinity.
There are excellent connections for public transportation. The Central Train Station and metro stop Nieuwmarkt are only a ten-minute walk away. You easily leave Amsterdam Via Ring Road A10, exit roads S116 (IJtunnel) and S114 (Piet Hein tunnel). Cars can be parked on the public road, in front of your door. Currently the waiting time for a parking permit is approx. two months.

LAYOUT:
The entrance to the property is on the first floor. On the second floor, at the front, is the large and light living room, with three large windows and fantastic views. Adjacent is the dining area. Behind the dining area is the atmospheric kitchen with views of the enclosed garden which is surrounded by historical buildings. The kitchen can be closed by two glass doors. In the living room and kitchen there are marble, monumental fireplaces. In the rear part of the building, on the same floor, is the first bedroom/office. The bathroom next to this room, fitted with a toilet and shower, can be accessed from the hallway. The second floor is almost 95m and has a great ceiling-height of approx. 3.4m.
On the third floor there are three good bedrooms. The well-proportioned master bedroom, situated at the front, offers panoramic views of the city and there is a monumental fireplace. The other two bedrooms are cozy and are both of good size.Theres also a large bathroom on this floor with a bathtub, double washbasin and the second toilet. The washing machine and dryer, and also the central heating boiler are neatly concealed in a bespoke wall-to-wall wardrobe on the landing. The spacious roof terrace is really quiet and you can sit in the sun all day long. This terrace is easy to access through a French door. Youve got magnificent views of the old, traditional roofs with the modern skyline of the Piet Heinkade in the background.
On the fourth floor, in the attic, you find a charming room under the sloping roof. Thanks to the Velux skylights there is plenty of light ingress. Theres also a storage area under the roof, nicely hidden behind wall panels.

MVA neighbourhood information: Nieuwmarkt/Lastage

This area is known as the quiet part of Amsterdam Centrum. Amsterdam East is an environmentally friendly area with canals and important cultural buildings. These characteristics make this part of Amsterdam ideal as a residential area. Unlike downtown this area consists of many young couples who are starting with their careers. East and the eastern islands and the old harbor-area is still relatively vacant, but that will change in the upcoming years with the Weesper- and Plantagebuurt still in development.
