Always wanted to build your own home ?? !!!

On this plot of 438 m2 you get the chance to realize your own detached villa. The current house is somewhat dated and will have to be renovated to the current standards. Another possibility is to build a new, (beautiful) detached villa here. To help you on your way, we asked ir. A. Peeterman Architect to put some ideas on paper.
She has made two proposals: one for a thorough renovation / expansion and one for a completely new construction project.
However, this is an indication and subject to the required permits to be obtained, by and for the buyer's own account and risk.

Villa in current situation:
Entrance, spacious hall with toilet, through this hall you enter a bedroom / office, here used to be the garage. At the end of the hall you enter the spacious living room with fireplace and an open kitchen. This kitchen also has a storage / laundry room. From the kitchen you enter the very large garden. The backyard is located on the south-east, but because this garden is so large, the evening sun is still in the garden. Via a staircase in the hall you reach the first floor, through the landing you have access to three bedrooms, one of which has a balcony. On this floor is also the bathroom.

The bungalow is located on leasehold land, issued by the municipality of Amsterdam. The lease is constant. General Provisions 1955 apply. The canon is Ä 441.98 per year is fixed until May 31, 2034.

NEN 2580: The house has a surface area of ??135 m2, a gross area of ??153 m2. The measurement report is available for inspection and will be sent on request.

In the immediate vicinity there are shopping centers Groot Gelderlandplein and Rooswijck for daily shopping. In the vicinity there is the Gijsbrecht van Aemstelpark, the Amsterdamse Bos with forest track, the Beatrixpark and the Amstelpark. For sports, there are several hockey and football clubs around the corner. In the neighborhood there are several schools, both lower and secondary. Excellent opportunities with public transport (various bus stops and (fast) tram 5 and 51) and roads (ring A10, A2) ensure good accessibility of the villa. The house is located at less than 10 minutes by car from the center of Amsterdam or the Stadshart Amstelveen.

MVA neighbourhood information: Buitenveldert-West

Buitenveldert is the most southern part of Amsterdam South. The neighbourhood has a lot of contrasts. Buitenveldert characteristics itself by the amount of space and green facilities available in the area. There are many facilities and shopping centre for example the Gerderlandplaza. The houses are relatively big and the neighbourhood has many above-average aged people. The neighbourhood scores well on the safety scale. Although the safety is good, the social cohesion isnít that strong. The Zuidas part of Amsterdam is a dynamic area, which is in full development. Originally the focus was on making this part of Amsterdam a high level office complex, but now the focus is more on making it a residential area. There arenít that many inhabitants yet, but the new building concepts are designed to improve that. There will be an elementary school and several other facilities available, which will make this part of Amsterdam a unique location.
