We are proud to offer this completely renovated and extended 2/1 roof house: approx. 190m˛ of living space, on a waterway with private landing place, beautiful deep garden, 6 rooms and a parking space.

At a popular location of the Amsterdamseweg, built around 1925, with the Amsterdamse Bos around the corner for sports and relaxation. This characteristic 1930s house with front and back garden is, thanks to the attached living studio, very interesting for an au pair or practice / workspace at home.

The house is located on private land. What is even more useful to know: located in the popular district Randwijck-West, against the Oranjebuurt, with various playgrounds nearby. This neighborhood is very popular because of its central location and the child-friendliness.

The Amsterdamseweg is characterized by various shops in the area: Albert Heijn, nature shop, delicacy shops, up to cozy restaurants and terraces. Public transport is also in order, bus stop is within walking distance. With sufficient parking (first two hours free) and several roads in the area, the accessibility is good.

Entrance house; the hall with Portuguese tiles gives access to: meter cupboard, toilet, cellar, stairs to the first floor and access to the living room. The spacious living room with (gas) fireplace and attractive bay window at the front is generously sized and has a cozy design with a play corner for the children. The living room has an open connection with the great modern kitchen, with cooking island and with plenty of cupboard space, concrete worktop and various equipment such as: 5 burner gas hob, ceiling-integrated extractor hood, dishwasher, electric oven with hot air, combi microwave oven and a fridge with separate freezer. The kitchen diner gives place to a spacious dining table. The combination of fireplace, oak wooden floor, Belgian hard stone in the kitchen area, smooth plastered walls and ceiling and the double doors to the backyard make this house a cozy living space.

First floor: Via the staircase you reach the landing on the first floor, at the rear
3 spacious bedrooms, 1 with access to the roof terrace and the other with a spacious “walk-in closet”. At the front the spacious 4th bedroom and the separate laundry room with washer and dryer connections. In the middle of the room with the HR central heating boiler (2019) and a separate toilet with wall closet. Then of course the bathroom, equipped with every luxury, such as: a walk-in shower with double rain shower, bath, custom washbasin furniture with double sink, not to mention the underfloor heating and the radio.

Living studio: In 2012 a separate studio was built on the side of the house. This can be used for various purposes, such as practice / workspace at home, but also for an au pair or children / parents who want to have their own space. Equipped with its own front door, hallway with wardrobe, HR central heating boiler, toilet, separate bathroom with shower cabin, washbasin and a design radiator. At the rear is an office or bedroom, depending on the function, with access to the backyard.

Garden: The backyard is a really great place to be. Located on the water and the Amsterdamse Bos. Very spacious, about 22 m deep, equipped with a landing place for a boat, with which you can sail to the canals of Amsterdam.
With various sun terraces, fruit trees and playground equipment, there is something for everyone. The front garden is also neatly laid out.

Parking: The house has its own driveway. Not to mention wide, but suitable for a good mid-sized car. And yes, electric driving is possible, because there is a private charging station available.

Storage: This is a wooden storage room in the backyard.

Of course, the seller also wants to tell their experience about this great house.

10 years ago we made the step to this lovely house at Amsterdamseweg 465 in Amstelveen. A beautiful semi-detached house from 1925 which we have completely renovated. The authentic parts made visible in the house and the spaces are used optimally. So the atmosphere and character of the beautiful old house, but completely new inside. A lovely place where you are close to everything; Amsterdam, the sports fields, the city center where you can shop fantastic, several supermarkets, cozy shops, atmospheric restaurants, good schools, quickly at the A10 or A9 ... basically everything.

We experience our house - partly due to the super good insulation - as an oasis of peace. Lovely high and bright spaces with the surprisingly large garden on the water as an extension of the Amsterdam forest. The garden is very sheltered and feels tropical on beautiful days. A place where you can enjoy the warm rays of the sun even in the smallest sun rays. For the children there is enough space to play in the garden: trampoline, climbing frame, lawn and the Hoornsloot where we regularly swim. Or we take the boat and sail through the Amsterdamse Bos to the Amstelveense Poelen or the Amsterdam canals.

We have been able to organize many dinners here in the large open-plan kitchen or in the garden. And relax in the spacious bathroom where you can shower together or enjoy a lovely bath. It is ideal that there is practice at home with its own entrance and a view over the garden. This room with private bathroom and separate toilet can of course also be used as an office, guest house or space for au pair.

We really enjoyed our time at Amsterdamseweg 465 and wish the new residents the same!
