Description

Very spacious, comfortable and bright apartment with a living area of 134 m2 located on the fifth floor right opposite the Gelderlandplein shopping center. The apartment is part of the Gelderhof 1 apartment complex and was designed by the well-known architect Erick van Egeraat.

The apartment has a very spacious living room with open kitchen, two bedrooms, a private storage room in the basement and the possibility to acquire a parking space in the underground parking garage.

The location of the apartment is ideal. Gelderlandplein is at the opposite of the building, where you can do your daily shopping. The nearest parks are Gijsbrecht van Aemstelpark and Amstelpark, a little further away is the Amsterdamse bos.

The accessibility of the apartment is very good. Various bus-, metro- and tramlines are in the vicinity. The Ring A10 is quickly accessible via the exits S108 and S109. Station Zuid and RAI station are, just like the NoordZuid-lijn, a short walk away. You can easily reach Amsterdam Zuid and the center by bike.

Layout
The communal hall is accessible through the well-kept entrance. The elevator and the staircase to the fifth floor are accessible from this hall. The same lift and the staircase can also be taken to the storage room and the parking garage in the basement.

Fifth floor: Access to the house from the communal landing. Entrance with spacious landing with access to all rooms. The living / dining room is located at the front and is very spacious. Adjacent to this living / dining room is the indoor balcony, which is equipped with a harmonica window (with double glazing) and screens. It is wonderful to stay here during the day and in the evening, as the indoor balcony faces South.
The kitchen is open and has the necessary built-in appliances, such as a refrigerator, a dishwasher, a 4-burner gas stove and a combi oven.
Both bedrooms are at the rear, both of a good size. The bathroom, with underfloor heating, is located next to the master bedroom and has a bath, a washbasin, a towel radiator and a walk-in shower.
Furthermore, the house has a separate toilet with hand basin and an indoor laundry room, where the central heating boiler and heat recovery unit are also installed. The entire house has a travertine floor.

The active Owners Association is professionally managed by NEWOMIJ. The monthly service costs are € 339.28 for the apartment. The service costs for the parking space are € 29.43 per month.

The house is located on leasehold land of the municipality of Amsterdam. The current period runs up to and including January 31, 2053. The General Provisions for continuous leasehold 2000 apply. More information

MVA neighbourhood information: Buitenveldert-West

Buitenveldert is the most southern part of Amsterdam South. The neighbourhood has a lot of contrasts. Buitenveldert characteristics itself by the amount of space and green facilities available in the area. There are many facilities and shopping centre for example the Gerderlandplaza. The houses are relatively big and the neighbourhood has many above-average aged people. The neighbourhood scores well on the safety scale. Although the safety is good, the social cohesion isn’t that strong. The Zuidas part of Amsterdam is a dynamic area, which is in full development. Originally the focus was on making this part of Amsterdam a high level office complex, but now the focus is more on making it a residential area. There aren’t that many inhabitants yet, but the new building concepts are designed to improve that. There will be an elementary school and several other facilities available, which will make this part of Amsterdam a unique location.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Apartments

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
