Description

LOVELY, LIGHT, CHARMING & MODERN GROUND-FLOOR OF 123 M² (GFA 137 M²) DIVIDED OVER THE ELEVATED GROUND FLOOR AND THE BASEMENT. THIS GROUND-FLOOR MAISONETTE HAS A SPACIOUS, SUNNY SOUTH-FACING GARDEN OF 55 M², THREE BEDROOMS, A STYLISH KITCHEN AND A NEW LUXURY BATHROOM. THE BUILDING IS LOCATED IN AN EXCEPTIONALLY QUIET STREET ADJACENT TO THE AMSTEL RIVER AND THE GROUND LEASE HAS BEEN BOUGHT OUT.

This fantastic ground-floor apartment is part of a building from 1888 which was divided in 2005 into four apartment rights. It has a very favourable layout and has been carried out with great eye for detail and style. It is modern yet homey. The elevated ground floor has a light and attractive oak wooden floor and there is a charming mosaic floor fitted in the basement with underfloor heating, a stylish and modern kitchen, a luxury made-to-measure bathroom, also with underfloor heating (2018), a warm and light open-plan living room, and three bedrooms. This ground-floor maisonette comes with a spacious south-facing garden of 55 m², which makes this an absolute must-have in a top location!

The owners' association ‘Blasiusstraat 64” te Amsterdam’ has four members. The monthly service charges amount to € 185, with a healthy reserve set aside, and is professionally managed. Meetings are held every month and paintwork for the façade of the entire building is planned for 2020. A long-term maintenance plan is in place.

LAYOUT
The (separate) main entrance is at the elevated ground floor. The hall offers access to the open-plan living room, the bathroom, and the stairs to the basement.

The living room is spacious with no specific layout and has a comfortable sitting area and a spacious dining area with the open-plan kitchen at the rear. The room benefits from big windows that allow for lots of daylight on both sides. The radiator enclosures are wide and offer extra window seats. The open-plan kitchen at the rear is carried out in a dark natural stone worktop with high-gloss cupboards and drawers with stainless steel handles. There is also a ceiling-high wall unit on one side of the kitchen and various built-in appliances. Interesting detail is the big window overlooking the garden.

The dining room accesses the garden below via a small veranda and a steel stairwell. The veranda offers room for a bistro area to start the day with your morning coffee in the sun.
The gorgeous, sunny, south-facing garden of 55 m² is partially fitted with decking, partially with grass, and at the rear there is a stone terrace. The left side of the garden has a wide, green border. Worth mentioning is the characteristic Japanese red maple. The spacious, stone terrace is in part surrounded by a low green hedge and there is also space for a good-sized sitting/dining area with sunshade and BBQ. The garden is fitted with lighting, water and electrical power points. You can enjoy the sun here the whole day through.

The luxury bathroom, which is accessible from the hall, was fitted in 2018 and entirely made-to-measure. The bathroom is carried out in white/grey coloured tiles and plaster work. Here too is underfloor heating. The bathroom has a bath/shower combo with a rainfall shower, a hand-held shower, a wall-mounted toilet, a design radiator, and a high-quality and wide vanity unit with two modern wash basins and built-in taps. The wide mirror has lights and is heated.

Via the stairs you reach the basement which also has a front door – the second one of the apartment. It has decent headroom. At the front, this space is largely just above street level. At the rear it is entirely above street level which makes it directly accessible to the garden. All rooms are fitted with good-sized windows. These details make this floor a very pleasant and fully-fledged residential storey.

The hall accesses the three bedrooms, the separate toilet, the meter cupboard, a storage space next to the entrance, a cupboard under the stairs, as well as a wide cupboard with a washing machine connection. The basement has a beamed ceiling throughout and a lovely mosaic tiled floor (a copy of the original floor) and underfloor heating. The master bedroom has a very spacious walk-in wardrobe on the garden side. The adjacent (children's) room has an open built-in cupboard and French windows to the garden. The third and equally spacious room at the front has a deep wall unit across the full width.

The entire apartment is fitted with double glazing, neatly plastered walls and built-in spots with dimmers.

LOCATION & ACCESSIBILITY
The home is located in the Swammerdambuurt. The area of the Blasiusstraat is a much sought-after residential environment: it is a beautiful and quiet one-way street where only access traffic is allowed. It is very centrally located in between the Wibautstraat and the Weesperzijde. The Weesperzijde makes for a lovely walk alongside the Amstel river. Within minutes you find yourself in the bustling and popular 'De Pijp' district where you can shop to your heart's content. But this district is also known for its cafés, restaurants and of course the open-air market: Albert Cuypmarkt. The area of the Nieuwe Amstelbrug has ample places of entertainment to explore as well as a wealth of restaurants. Who doesn't want to visit the Theater Carré, the beautiful Amstelhotel or De Ysbreeker restaurant. Just a little further along you will even find the National Opera & Ballet. Should you crave a juicy steak, why not check out Loetje, a household name in Amsterdam. There is also a big supermarket (Albert Heijn) around the corner. The apartment is located in between two good parks: the Oosterpark and the Sarphatipark. Lots of green and playgrounds for children. There are also various day care centres and primary schools in this neighbourhood.

This area is easily accessible by public transport as well as by car. Tram 3 stop and Wibautstraat underground station – with a fast connection to the Amsterdam Central Station and Amstel station – are within walking distance. The Amstel train station is a mere 5 minute bike ride away. By car, even in rush hour, it only takes 5 minutes to get to the A10 ring road.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Apartments

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
