House viewing tips

You need to ensure you make the most of your time when viewing properties, so we’ve put together a guide on the dos and don’ts when going to view a property. First of all, you’ve probably made an appointment with the real estate agency for a viewing. If, by any chance, you are not able to make it, it would be very kind to let the estate agent know in advance. It is good practice to cancel the appointment at least 24 hours before the actual viewing. That way, the estate agent has a chance to arrange an appointment with other candidates who are very interested in the property. Apart from that, it is also respectful towards the sellers, because they take the time and the effort to present their home to you.

To have the best possible viewing, keep the following things in mind:
1. Be on time; that way, the estate agent has plenty of time to show you the house and you have ample opportunities to ask all your questions.
2. During the viewing, the selling agent usually starts by giving you information about the important things you need to know about the house. And even though you are curious and would like to see the house immediately, please pay attention. This helps prevent any problems or surprises in the future.
3. In the Netherlands it is common practice that the furniture will be removed from the property. On the list of movable goods, you will find all the details of the things which will be left behind, and which things will be taken out of the house. You are allowed to look into the cabinets in the kitchen, for example, and the fitted wardrobes. Other cupboards or wardrobes are private property which you may not open. Please ask the real estate agent which cabinets you can open in case you have any doubts.
4. If you are viewing the house with numerous people, it would be nice to follow the real estate agent during the viewing and not to go your own way.
5. If you bring your kids, please ask them not to touch anything.

This list should give you a good idea of how things are done in the Netherlands. Keep it in mind and you’ll have a pleasant viewing experience, without any uncertainties.
