***This Property is listed by a Certified MA Expat Broker***

This bright and airy apartment (approx. 66 m2) has been excellently maintained, includes a pleasant terrace of approx. 8 m2 at the rear and is located on the top floor of a characteristic property along Bredeweg, one of the most popular streets in the Watergraafsmeer area. The property is freehold, so no ground lease! The living room at the rear is spacious and light, partly due to the sky light. The charming bedroom at the front is particularly large and could easily be split into two rooms. Over recent years, the apartment has seen a lot of improvements, such as a new bathroom, a new kitchen and freshly plastered walls and the ceilings. This spring, the Owners’ Association also carried out major maintenance at the rear of the property, including the replacement of the balcony fence (Meranti) and the painting of the woodwork and the rear façade.

Surrounding area
Bredeweg is considered one of the prettiest streets in the popular Watergraafsmeer area; an area that has everything you need close at hand: Park Frankendael and along the road Oosterpark, shops for your daily grocery shopping and exclusive shops along Middenweg or in Oostpoort, as well as a good selection of (coffee) bars and restaurants. The city centre is just short bike ride away. The area is easily accessible by car and has excellent public transport links (tram 19, buses and Muiderpoort, Amstel and Science Park train stations).

Communal ground floor entrance, stairs up to the third floor, entrance with living room at the rear, open plan kitchen with a virtually new grey Kvik kitchen, which includes a Smeg hob and extractor hood, and the door to the sunny east-facing balcony which runs along the full width of the property. The large bedroom is located at the front and includes a handy walk-in cupboard. This bedroom is big enough to be split into two bedrooms. Separate storage with central heating boiler. The bathroom has cream/anthracite tiling, a washbasin cabinet, a lighted mirror, a shower and a toilet.

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
