Layout
For a complete overview we refer you to the digital floor plans, the own website dorpsstraat13. nl of this house and the photos.

Through the private driveway and spacious front garden with its beautiful impressive Sequoia-tree you reach the front door on the side of this locally known characteristic 'House with the gray shutters' from 1927. When entering the hall with wardrobe, the original features such as the leaded glass and the very beautiful granite flooring with little white/black tiles directly catches the eye. At the beginning of the hall is the meter cupboard and next to the stairs to the 1st floor the toilet with fountain. Next to the entrance is a work room with a recently custom made table and bookcase around the windows with leaded glass. This room has a door to the backyard and also provides access to the basement cupboard for extra storage space.
The spacious and light living room with high ceilings is situated at the front over the entire width of the house and has also windows with beautiful leaded glass and oak wood flooring in herringbone pattern with black piping.
In the spacious dining kitchen at the rear of the house, there is an open-plan style kitchen in authentic style recently equipped with luxurious Boretti appliances, f.i. dishwasher and refrigerator (2016/2017) and two Boretti ovens (2015). The wood stove is in good condition and provides nice warmth and a great atmosphere during pleasant moments and dinners. The French doors in the dining kitchen, as well as an entrance door in the kitchen itself make the rear garden accessible.

Garden:
The villa is surrounded by greenery on its own grounds.
The front garden of the house (SouthWest) is spacious and has, in addition to a big grass court to play on, a driveway where easily several vehicles can be parked.
A sunny terrace has been created in front of the house, where after a busy day it is wonderful to sit at a good distance of the quiet Dorpsstraat. In the front garden are some large trees, including a protected large Sequoia that can be seen from all surrounding cores such as Nederhorst den Berg and Weesp.
In the very private rear garden (NorthEast) there is a wonderful and spacious playing field with play equipment for the children, as well as several terraces where it is great to have a drink and bbq during long summer evenings.
So, there is always a sunny or shady spot to find in the front and rear garden.

Along the entire plot is a ditch (protected by a fence) of which the waterside timbering is renewed in 2012. Half of the ditch is owned.

First floor
Through the beautiful white staircase you reach the high spacious passage on the first floor. A very big dormer window at the rear, with windows with beautiful leaded glass, provides a lot of daylight. The roof construction beams are kept in view to preserve the original atmosphere. On this floor there are 3 spacious bedrooms with high ceilings and 1 slightly smaller children's / study room, all equipped with a dormer window and/or Velux skylights.
The mansard roof construction of the house contributes to a feeling of space on this floor.
The bathroom was installed in 2009 and is big and light because there is a large roof window. There is a spacious walk-in shower, a large corner bath, a bathroom cabinet with double sink and of course also a toilet. The central heating boiler (Nefit Aquapower) is located behind a wall in the small room.

Garden house / guest house
The garden house is very suitable as a home workplace, studio, office at home or for the accommodation of guests or an au-pair! Through the door of the kitchen or the French doors of the dining kitchen you enter the private terrace at the rear of the house. From here two doors give access to the beautiful spacious garden house / guest house.
Through the first door you enter the large living / working area with a pantry and private bathroom with a shower and a toilet. French doors at the rear give access to the rear end of the rear garden. A staircase takes you to the loft that is suitable as sleeping / storage space.
The second door gives access to an extra separate kitchen equipped with an extra fridge and freezer and a washer and dryer setup behind the kitchen doors.
The garden house has its own combi boiler for heating and hot water.
Behind the extra kitchen is a spacious (bicycle) storage / shed situated, which is accessible through a door at the rear of the garden house.

In short: a very stylish, spacious and special house with a lot of character with detached guest house, lovely garden around, storage and private driveway with parking spaces!

Surroundings:

On a very central location directly in the 'rear garden' of Amsterdam and near Weesp is this characteristic village Nigtevecht (municipality Stichtse Vecht) in the province of Utrecht located. The village is located near the river Vecht in a beautiful rural area with meadows and mills, but in the immediate vicinity of the city. This special property is located on the old Dorpsstraat (protected village view).
The village has various facilities such as a supermarket, bakery, cosy café ‘No. 100’ with terrace on the Vecht, village house, 2 primary schools, day nursery and a small marina. There is also a football, tennis and gymnastics club and regular music festivals and cabaret performances are organised. High schools can be found in Weesp; for the kids easy to be reached by cycling. For daily shopping you can stay in your own village, but also in the town of Weesp or Loenen, located about 5 kilometres away, with a very diverse range of shops.

Water sports can be done in this beautiful environment to your heart's content, such as on the Spiegelplas, the Ankeveense and Loosdrechtse plassen. But also in the direction of Breukelen, Weesp and Amsterdam it is wonderful to sail. From the water you can marvel about the beautiful estates with tea houses or the cosy backyards of the workers' houses. In the summer a refreshing dive is taken in the Vecht, f.e. at the Adri Amesz park just across the street from the Dorpsstraat. But also the beautiful cycling and hiking opportunities are endless here. At the Adri Amesz park you can take the ferry across the Vecht to Nederhorst den Berg. Amsterdam is also within reach by bike through the new bicycle bridge at Nigtevecht over the Amsterdam Rijnkanaal. This bridge also creates a direct connection with Gein and Abcoude. Convenient location relative to the highways A-2, A-9 and the A-1. As a result the centre of Amsterdam, Utrecht or Amersfoort can be reached by car in about 20-30 minutes. The Amsterdam Zuidas can be reached without a traffic jam within 15-20 minutes.

In short: wonderful living in a village with the city within reach!
