Light and airy apartment on the fourth floor of a beautifully renovated building. The foundation was renewed in 2002. The apartment offers a wonderful living room with a large light dome that brings in lots of natural light. All window frames were replaced and are double-glazed, and there is the option to create a roof terrace.

The active Homeowners’ Association (VvE) is registered under the name “Vereniging van Eigenaren Eerste Helmersstraat 48” and consists of five members. The monthly service charges are €69.30 and the VvE is managed by the owners.

The entrance at street level leads to the communal stairwell.

The apartment is on the top floor, where the landing includes the meter cupboard and offers the option to create a cloak area. The private front door opens to a hallway with doors to the toilet, the bathroom, the bedroom, and access to the living room.

The light, L-shaped living room has a bay window at the front. When opening the windows, you will have a great spot (facing southeast) to enjoy the sun. The open-plan kitchen includes built-in appliances such as a dishwasher (Indesit, 2020), a 4-burner gas stove with a combi-microwave/oven, and an extraction hood. The light dome, the windows at the front, and the two Velux skylights in the bay window make this floor wonderfully light and airy. The bespoke bookcases and the cupboard with the white goods connections and the central heating unit offer additional storage space.

The bedroom lies at the back of the house and includes a bespoke wardrobe plus French doors giving access to the northwest-facing balcony at the back where you can enjoy the late-afternoon sun. The VvE has also already given permission to create a roof terrace.

The entire apartment is finished with beautiful oak parquet flooring.

The apartment is in a great, central location in the hugely popular ‘Helmers’ neighbourhood, which is just a stone's throw from the Leidseplein and the Vondelpark. Around the corner, you will find the many shops along the Overtoom and the Eerste Constantijn Huygensstraat (e.g., AH, Marqt, Ekoplaza, bakeries, trendy boutiques, and plenty of cosy coffee places and restaurants). Trams 1, 2, 3, 5, 7, 10, and 12 are all within easy walking distance so it only takes minutes to get anywhere in the city (Central Station, Amstel Station, Muiderpoort Station, Sloterdijk, and even the VU University and hospital). When travelling by car, you only need to follow the Overtoom to get to the A10 Ring.

There is on-street paid parking (Mon-Sat: 9:00 am – 12:00 am, Sun: 12:00 pm – 12:00 am). Residents can apply for a parking permit. According to the website of the Amsterdam municipality, there currently is a waiting list for parking permits (waiting list details per 14 June 2021 permit area West -11.3);

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
