The apartment is in a prime location in the heart of Amsterdam city center: just outside the canal belt but still very quiet. Within walking distance you will find Marie Heinekenplein and the Rijksmuseum. Utrechtsestraat with nice cafes and restaurants is a stone's throw away, so is Rembrandt and/or Leidseplein. The apartment is located on the edge of the trendy Pijp with nice shops, bars and the famous Albert Cuyp market.

There are excellent public transport connections in the immediate vicinity of the house: think of tram, bus and the NoordZuid subway with a station on Vijzelstraat only 30 meters away! Amsterdam Central Station is about 10 minutes by bike and you can reach the A10 ring road quickly and easily via exit S112.

Parking is done through the permit system, the waiting time is only a few months (according to information from the Municipality of Amsterdam).

The practical layout is immediately noticeable upon entering. Compact but very handy!

The kitchen is fairly simple and is without quipment, hence this will probably be replaced by a new owner. The brand new central heating boiler has also been installed here and the washing machine can be installed.

The bedroom is located in the extension of the building, at the quiet rear. A double bed fits perfectly here and in the (partially open) partition to the living room, practicval shelves have been made so they can serve as a wardrobe.

On the fourth floor, the apartment has a large slatted storage room with window, ideal for storing things that you do not use every day and/or to use as an office!

This somewhat rough pearl needs some internal attention/love but the base of the apartment is fine! The floor is made of solid wooden merbau planks, central heating and electricity have been modernized and the walls are plastered. The frames in the rear facade feature double glazing.

In short: a super practical apartment with many possibilities and an external storage room in a TOP location!

House Owners Association:

The 3 buildings at the beginning of Fokke Simonszstraat (nos. 2,4 and 6) were split into 12 apartment rights and storage rooms in 2003 by order of housing association Ymere. They no longer own any apartments and the administration has been outsourced to VVENL. The monthly service costs are 130.52 and there are very ample reserves to pay for future maintenance. The share in the reserve fund for this apartment is more than 9,000.

Ground lease:
The apartment is located on municipal leasehold land. The ground rent is prepaid until September 2053 and the General Provisions 2000 have been declared applicable.

This area is known as the quiet part of Amsterdam Centrum. Amsterdam East is an environmentally friendly area with canals and important cultural buildings.
