Description

Very special, beautifully renovated. 5-room apartment in a former convent school in Amsterdam North!

You rarely see an apartment like this! Former classrooms in the Sint-Rosaschool in Amsterdam Noord have been renovated with great attention to detail and a sense of design into this fantastic, light and 5-room apartment of approx. 111 m2 GBO with a nice communal garden of approx. 250 m2 on the southwest.

The ground area is much larger (163 gross floor area). The sloping roofs provide a spacious feeling and the space under these roofs has been cleverly used.

Unique object in an iconic building, less than 5 minutes by bike from the ferry!

In 2018/2019, the apartment was completely renovated, with the original elements such as the wooden frames now with double glazing, robust doors and door frames, original door handles, the tiling in the corridors and the entrance.
The high ceilings of more than 3.5 m give a wonderful feeling of space

The building stands on its own land, has a large, communal courtyard of approximately 250 m2 on the southwest and is less than 5 minutes by bike from the ferry to the Central Station. In the summer, cozy barbecues and drinks are held in the courtyard and children can play and run around freely. This, together with the (possibility of) 4 bedrooms, makes the house (also) very suitable for families.

THE SAINT ROSA MONASTERY:
The former Sint-Rosaschool is part of the beautiful Sint-Rosa Monastery complex. Between 1926 and 1927, the complex, consisting of a church with rectory, a large sister monastery with chapel, five schools and a few houses, was built under the architecture of Alexander Kropholler. Given its size, it was popularly called “the Second Vatican” in Amsterdam. The monastery school was completely renovated in 1998 and converted into nine apartments. Many of the original details have been preserved, such as the corridors and the beautiful central entrance. The building is a national moment.

LAYOUT:
Entrance through the original wooden entrance door of the former school. Via the beautiful original stairs and the impressive hallway you come to the house on the second floor.
You enter a spacious hall with a closed and very cleverly built storage room, there is plenty of storage space and also the connection for the washing machine and dryer.
Next to the entrance is the toilet (floating) with hand basin. At the front of the house is the spacious and very bright living room with open kitchen. The living room is closed from the hall by means of a metal glass partition wall (kid-proof glass). The kitchen was designed by an architect and custom-made and is equipped with a 4-burner induction hob, combi oven, dishwasher, extractor hood, fridge and Quooker. All equipment is from Miele. Very special is the counter top and the back wall of the kitchen. This beautiful Fior di Bosco marble has been selected by the residents themselves!
From the living room / kitchen you have a beautiful and spacious view over Amsterdam Noord and even the tower of the Westerkerk is visible!
Behind the kitchen, the stone staircase to the upper floor (s) is very cleverly located. The staircase has a built-in handrail with LED lighting. On this floor are the 2 children's bedrooms, very cozy with sloping walls, and one of the two rooms has a very high ceiling. In addition to the children's bedrooms, you will also find the beautiful bathroom with underfloor heating, walk-in shower with rain shower and separate hand shower, double sink and as a showpiece the freestanding bath. The marble on the floor and on the wall is Calcutta marble. Next to the bathroom the separate toilet with hand basin.
The room that is now used as a closet room is very cleverly arranged. Here too a window and ingeniously designed and custom-made cabinets. This room could also serve very well as a fourth bedroom or as an office.
The master bedroom is one floor higher. Under the ridge is this open, loft-like bedroom with a Velux skylight in the sloping roof.

There is hardwood parquet throughout the house. The stairs to the third floor are also made of hardwood.
During the renovation, all pipes were replaced and the entire house was re-insulated and extra insulated (ceilings).

LOCATION AND ACCESSIBILITY
The apartment is a 5-minute bike ride from the ferry behind Central Station. Stop (Noorderpark) of the North-South line is around the corner. Living in Amsterdam Noord is living near the city center without the crowds. The area around Hagedoornplein is developing very positively at breakneck speed. On the renovated van der Pekplein are Café Modern, restaurant Il Pecorino, bakery Dolzon, Juf Bloem and Fromagerie Kef. There are also lively markets on Wednesdays, Fridays and Saturdays such as the Farmers and Bio markets. The Mosveld shopping center, including an AH, Deen and Bakkerszonen, is around the corner. Landmarkt (Schellingwouderdijk) and the Jumbo Foodmarkt (Hamerstraat) are also worth a visit!
The Tolhuistuin, the Ceuvel as well as the Eye and the ADAM tower are a 4-minute bike ride away. You can cycle to the NDSM site with Pllek and Noorderlicht within 10 minutes.
Just behind the Rosa Monastery is the Noorderpark where live music can be enjoyed in the summer.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Apartments

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
