IDEAL FAMILY HOME FOR WATER (SPORTS) ENTHUSIASTS.

This spacious villa (approximately 326 m2) is at a great location. It has its own jetty at the back, and a particularly beautiful, panoramic view over the Vliet at the front. During the winter months you can look out over the Vlietland nature reserve. This house provides a view you will never get bored of.

The house is situated favourably in green Voorschoten. All imaginable amenities are located nearby. The centre of Voorschoten is characterised by a variety of shops and restaurants. In and around Voorschoten are a large amount of sports clubs, such as a horse riding school, and a hockey, golf, and football club. A daycare and an elementary school are within walking distance. Within cycling distance are the Voorschoten train station, and several high schools, including the British School Voorschoten and the American School Wassenaar.

Voorschoten is located centrally within the Randstad. The village has been built up next to Leiden in the North, separated by the Korte Vliet canal and the railway between Den Haag and Leiden. Using public transport, you can be in the centre of Leiden, Den Haag, Schiphol, and Amsterdam in no time. Via connecting roads, you can reach the A4, A44, or A12 quickly.

A HOLIDAY FEELING ALL YEAR ROUND IN A UNIQUE SPORT IN THE RANDSTAD.

The villa is located on a quiet dead end road. Parking is possible in front of the house. There is a parking space on site with a connection for an electric car.

You enter the house into a spacious and light hallway. Here you will find the wardrobe space, the alarm system, the fuse box, and the stairs leading to the basement and upper floors. From the hall you can access the living room.

The living room (approximately 59m2) is very spacious and sunny. You truly have a breathtaking view of the Vliet. The entire ground floor has beautifully stylish and heated parquet flooring. There is a stylish fire place (gas behind anti-glare glass). Programmable blinds keep out excess sunlight, and create an inhabited impression when you are not there.
At the back the living room changes into the open kitchen and the lower lounge/sitting room.

The open kitchen has U-shaped, high-gloss kitchen cabinets with a dark composite worktop and many drawers. The kitchen is also equipped with a dishwasher, a 5 burner gas hob with stainless steel extractor hood, a microwave, a steamer oven, and a new fridge/freezer combination with an ice cube maker.

The lowered lounge/sitting room (approximately 22 m2) has a beautiful height and is openly connected to the living room through a loft. Through the ceiling-high glass facade you have a great view of the garden and the water behind, with all the moored boats. There is an open cupboard wall for your books or other items. It is a very stylish and cosy place.

INSIDE AND OUTSIDE SEAMLESSLY MERGE INTO ONE ANOTHER.

Following the beautiful stairs, you enter the light corridor on the first floor. On this floor you will find the master bedroom with an en-suite bathroom, 3 bedrooms, a 2nd bathroom, the laundry room, the boiler room, and a separate toilet. This is entire floor also has an oak parquet floor.

The master bedroom (approximately 24m2) has a spacious cupboard wall. The room has an amazing expansive view of the Vliet. Waking up here is a true delight every day. Programmable blinds keep out excess sunlight. The en-suite bathroom is equipped with 2 sinks, a bath, a cupboard, and a designer radiator.

The 3 bedrooms are each decently sized (approximately 16m2, 15m2, respectively 10m2). They are situated at the back of the house, and therefore have a pleasant view of the water and the jetties.

The 2nd bathroom has a shower and a sink. The washing/ironing room contains the washing and drying machine connections.

The stairs take you to the corridor on the 2nd floor. From the corridor you have access to the 5th, surprisingly spacious bedroom (approximately 29m2) with its own bathroom, equipped with a shower, sink, and toilet. From here you also have a stunning view!

With the fixed stair you reach the hall in the basement that turns into the recreation room with adjacent movie theatre and the garage/gym.

The recreation room with adjacent movie theatre is the ideal place for fun and cosiness.
In the movie theatre, you can enjoy beautiful films on a big screen with all your friends and family. The recreation room is spacious enough for a pool table. There is heated ceramic parquet flooring.

The garage with large storage space is currently used as a gym. From here there is also access to the backyard.

HERE, YOU WILL NOT WANT FOR MORE.

This garden is a beautiful place where you can enjoy the water, the boats, and the swimming birds! The beautiful and sleek hedges ensure privacy and structure. Lush Annabelles, a tightly mowed lawn and plane trees complete the picture. The sprinkler system ensures that everything gets enough water.

There is a large terrace made of ceramic wood. Sun protection over the entire width and depth ensures a real "veranda feeling" on hot days. The lighting creates a cosy atmosphere in the evening.

The garden is adjacent to the water; as such there is a jetty for your boat. From here you can sail straight to the centre of Leiden, to Vlietland, or De Kaag.

Voorschoten

Voorschoten is a green village between The Hague, Leiden and Wassenaar. Here you can find polders with meadows, dunes, forests, natural and manmade parks, intersected by canals and peat bogs. All of this is within walking or cycling distance. Voorschoten originated on an old beach ridge and had an elongated shape. This form was the result of ribbon development in the Middle Ages, and is still visible in the Voorstraat, which functioned as a marketplace.

Your purchasing agent knows the market like no other

When you enlist the services of a purchasing agent who is affiliated with the MVA or NVM, you can be sure he or she knows all the ins and outs of the relevant market. Especially when housing prices are volatile, you can be assured that your estate agent is taking all the necessary factors into account.
