The Jaagpad is a dead end road for cars along the Amstel. The house was built under architecture in 1997. The house is well insulated and there are (first generation) four solar panels on the roof of the studio. There is no connection to natural gas, but the gas-fired central heating boiler is fed from the propane tank in the yard. This is of course fine. More than twenty years ago the concrete slab of the barn remained of the old house and the studio was built on this. The house is piled, the studio is not, you notice this difference in the house at the transition from the house to the studio. The house is connected to the public sewer (the old septic tank is still in the garden) and the electricity grid. TV and internet go via cable.

The format is, roughly, as follows:
Spacious entrance / hall with toilet and wardrobe, here is also the space for the central heating boiler. The large living room offers a beautiful unobstructed view over the polder landscape, has a gas fireplace, patio doors to the garden and a tiled floor with underfloor heating. At the rear is the studio, accessible via the utility room with connections for washing machine and dryer and the rear entrance. The studio has patio doors to the terrace and garden and has its own toilet and pantry. The nice and spacious kitchen is located at the front of the house and is equipped with built-in appliances. Cooking is done on gas. The kitchen has plenty of practical storage space in drawers, a dishwasher and a fridge freezer. The kitchen also has a door to the outside and according to good practice this access is usually used as the main entrance.

The upper floor is accessible from the living room via an open staircase. Here you will find a bedroom and a large walk-in closet. At the front the bathroom with shower, sink, bath and toilet. The bathroom has electric underfloor heating.

Behind the house is a wooden shed.

Particularities:
It has been agreed with the owner of the marina that part of the cadastral plot of approximately 80 m2 will be exchanged for a piece of approximately 50 m2, directly adjacent to the backyard. This is an agreement between the two parties that will be notarized upon the transfer of Jaagpad 7 in De Kwakel. The notarial and land registry costs for this formalization will be charged to the buyer of Jaagpad 7.
