Description

MONUMENTAL TOWNHOUSE IN THE CITY HEART OF OLD HAARLEM
This unique monumental townhouse (National Heritage Site) with garden and roof terraces, offers complete privacy, and is located at a Triple A - location in the heart of old Haarlem. The availability after two decades of this attractive and well-maintained house is an opportunity that can rightly be characterized as a ‘once in a lifetime’.

Built around 1600 AD, there were originally two houses, one with a garden, the other with an annex. These two were combined and expanded in the 18th century. Because of this, the house is surprisingly large with a gross living area of over 400 m2 (net living area 355 m²). Also the property, which has been completely renovated, still has many many authentic details. Due to the mixed-use designation of the property, it is not only suitable for living but also ideal for e.g. an office or medical practice at home. If desired, the penthouse can even be used as an independent apartment.

In short: a wonderful house for multiple purposes!

LOCATION
In the distant past, the Blue Tram to Zandvoort went through the Jansstraat, and the bus still did fifteen years ago. Now the Jansstraat is part of a low-traffic zone, after 11 am only accessible to pass holders. It has been transformed into an attractive and quiet residential street. The capstone of this development is the current realization of apartments in the former court house and the restoration of a park designed by Zocher behind this complex. While the bustling Grote Markt is practically around the corner, you will experience a peace and quiet in the entire house, as well as in the garden and on the (roof) terraces that you rarely find in a city centre. As soon as you close the door behind you, you are in a haven of peace. In addition to the markets on the Grote Markt and the nearby Botermarkt, there are plenty of shopping facilities just a few minutes' walk away, such as the supermarket of Albert Heijn in the Kruisstraat. Cultural facilities are also just a stone's throw away: the Filmschuur (Arthouse Movies)/ Toneelschuur (Theatre), the Philharmonie (Concerthall) and the Teylers & Frans Hals Museum. If you don’t have time to visit the nearby dunes or the beach, you can jog or relax in the nearby Bolwerk and the Kenaupark and of course in the renovated park designed by Zocher in the near future. The railway station / bus station is also just a five-minute walk away, so you can be in the heart of Amsterdam within half an hour.

LAYOUT
General
Both outside and inside of the building a lot of attention has been paid to maintenance, preserving its monumental character. The authenticity is visible in every room which makes this house truly unique.

Ground floor
The front door gives access to an imposing hall with a marble floor. To the right is a second hall with a toilet under a beautifully twisted mahogany staircase. From the first hall a long corridor with original marble tiles, gives access to a comfortable study, a second toilet, and a spacious ‘en suite’ living and dining room with ornamented ceilings and two fireplaces. Through two double doors you get out on a terrace in a the very private garden. In the so called ‘Achterhuis’ (annex) at the end of the long corridor is a spacious and cosy kitchen that has been restored in seventeenth-century style. The counter tops are made of Belgian blue stone. The two refrigerators and dishwasher are subtly built in behind handmade wooden cupboard doors. Under the kitchen is a dry wine cellar with original tiles and plenty of storage space. Next to the kitchen is a small courtyard with room for the fire wood and a staircase to the top floor of the ‘Achterhuis’. In the garden there is also a bicycle shed and access to a second cellar (under the living room) which is used for garden materials.

1st floor
A landing, a bathroom, a master bedroom and a double living room. The spacious second living room, with beamed ceilings and consoles, consists of two spaces. Characteristic are the height differences, analogous to those on the ground floor, from which the development of the building over time can be deduced. Here too this has a playful and spatial effect. There is a spacious bathroom with a terrazzo floor made by an Italian specialist in Haarlem, a bath, a bidet, two sinks and a spacious walk-in shower. The walls are enlivened with a mosaic from Greece and a hand-painted tile panel from Turkey. There is a separate toilet, also with a terrazzo floor.

The top floor of the rear house is also accessible through the master bedroom. This space is currently used as a hobby room, but can be easily converted into an extra (study) room. On the small terrace adjacent to the bedroom (but also accessible via the courtyard) you have a view of the garden and one of the three murals by the artist Tobias Spierenburg.

2nd floor (the penthouse)
A spacious landing, a bedroom, a bathroom, a dining kitchen and a third living room. The spacious bedroom has a beamed ceiling and a built-in closet. The bathroom with terrazzo floor has a walk-in shower, toilet, sink and a spacious sauna. There is also a connection for washing machine and dryer. The attractive new dining kitchen under authentic beams gives access to a large walk-in closet and a beautiful third living room / loft under a high beamed ceiling. This special living room offers access to the partly covered roof terrace. This roof terrace, which, like the garden, offers complete privacy, gives you a truly beautiful view over Haarlem (including the De Adriaan windmill and the old Walloon church). This roof terrace receives sun all day long. If you prefer the shade, part of the terrace is roofed. From the living room you also have access to a room that is officially designated - according to the measurement standards - as storage space, but in practice is used as an extra guest room. Perpendicular to this ‘loft’, partly above the bedroom and the landing of the penthouse, there is a large storage room over the entire length of the house.
