Description

DUE TO A GREAT AMOUNT OF INTEREST IT IS UNFORTUNATELY NOT POSSIBLE ANYMORE TO MAKE A VIEWING APPOINTMENT. IF YOU SEND US AN EMAIL WE WILL PUT YOU ON THE RESERVE LIST.

Spacious, light and attractive are THE characteristics for this super nice apartment of approx. 60m2 on the top floor (so no upstairs neighbors) with a spacious balcony / terrace of approx. 16m2 facing south adjacent to the living room. Located in the popular Helmersbuurt in Oud-West with paid off ground lease until 2038 and private storage in the basement. Will you come and have a look?

What do I have to know?

Location; the apartment is located in a very quiet and green part of Oud-West with no through traffic, between Eerste Helmersstraat and Jacob van Lennepkade. In the immediate vicinity are a large number of shops, the Ten Kate market and many catering establishments. Also nearby are the Hallen, with the Foodhallen, cinema and library. A little further, still within walking distance, is the Leidseplein, the Concertgebouw and the Museum Quarter. The Vondelpark is only a few minutes walk.

Entrance; communal entrance, access to all floors via the communal staircase. There is an intercom system with a camera.

Kitchen; the big plus of this apartment is that every room is of a good size. This is also reflected in the semi-open and spacious kitchen, which is playfully finished with dark gray cupboard doors and a wooden worktop. The kitchen is equipped with; sink, extractor hood, Smeg 6-burner gas stove with oven and a dishwasher.

Bathroom; quite simple but good in size. There is a shower, sink and washing machine connection and is finished with white wall tiles and terrazzo floor. The toilet is separate.

Floor; there is a beautiful oak parquet floor in the house. The kitchen has a tiled floor.

Bedrooms); there is one spacious bedroom. It is also (quite easily) possible to create a second bedroom, see the floor plans for the options.

Balcony / terrace; this is really the eye-catcher of the house, a wonderfully spacious south-facing balcony / terrace of approx. 16m2. You want to sit here this summer! The terrace is adjacent to the living room and kitchen, so you can walk onto the terrace with your snack and drink.

Ground lease; located on municipal ground lease and has been surrendered until March 1, 2038. Sellers have received the offer for the perpetual leasehold under favorable conditions and this can be completed by buyer(s);

VvE (owners association); concerns Jeltje de Bosch Kemperpad 83-117 and is professionally managed by VvE Beheer Amsterdam. The monthly service costs are € 127.85 and there is an MJOP.

Division; the building was divided in 2002 into 19 apartment rights.

Delivery; in consultation.

Useful; there is a private storage room in the basement. An AED has also been installed in the building.

Insulation; the house has an energy label C and is equipped with plastic frames with double glazing.

Heating; by means of its own central heating boiler, Intergas from 2004.

Living area in accordance with NEN2580; living area 59.9m2, other indoor space 0.2m2, building-related outdoor space 15.8m2 and external storage space 4.2m2.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Apartments

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
