Luxury canal apartment with a large city garden
Grandeur and luxury; a stunning, historic apartment with a period-style room facing the garden, a kitchen/lounge facing the canal and a lovely, spacious and sunny city garden.
The building at Keizersgracht 254 saw three key points in its construction which ultimately resulted in the current characteristic 18th century sandstone facade: approximately 1623, 1740 and 1780. All this time, the building has borne the idyllic name “De Pijnappel” (" The Pinecone") and its unique facade has remained almost unaltered since 1780.
The apartment comprises the entire raised ground-floor level, the rear section of the basement and entire garden.
The apartment was thoroughly renovated and updated in 2015 and 2016. In the basement, the concrete floor was renewed and the walls were rebuilt. The bathroom and separate guest restroom were newly constructed, incorporating luxury materials. On the raised ground-floor level, the 18th-century living room was restored and the remainder was elegantly remodeled to the highest modern standards.
All gas/electrics/water pipes in the apartment were replaces, with the exception of one electrical connection in the Rococo ceiling from the living room to the chandelier. Nearly the entire apartment is fitted with underfloor heating, and three radiators were added for extra heating.
From the outside, the fabulous 19th-century tripod columns command immediate attention. The front door to the building opens to a marble hall which leads to the front door of the apartment on the raised ground-floor level. The front door opens to the spacious reception area with a coat area and a guest restroom. To the right (facing the street) is the 30 sqm kitchen/lounge which will make the heart of every gourmet cook skip a beat. The kitchen also includes a dining area, with a beautiful view of Keizersgracht canal. The reception hall and the kitchen/lounge are in the canal-facing main house, both showcase a 3.70m-tall ceiling and antique marble floors.
On the other side of the hall is the study, under the glass roof of the atrium skylight. This space opens to the living room in the rear annex, and stairs lead down to the basement.
The ca. 35 sqm living room features a classic symmetrical layout, with the original marble fireplace, floor-to-ceiling wood paneling and a frescoed, plaster Rococo ceiling. The living room overlooks the apartment's private garden, exuding the unique tranquility of Amsterdam's city center courtyard gardens.
Internal stairs, or the communal storage at the front of the building both lead to the basement. The street entrance first opens to the storage unit, large laundry room with technical units and equipment, a pantry, bathroom and finally the ca. 21 sqm bedroom.
A back door and garden doors from the bedroom open to the private garden. This is a truly exquisite, leafy and lush city courtyard garden spanning an amazing ca. 109 sqm. Until 1893, there was a four-story garden house at the back of the garden.
A garden house could be built in the same place, although its dimensions would have to be slightly more modest. Building permission is required. During the most recent renovations, the sewage, electrics and water pipes were already prepared for the potential construction of a garden house.
