Wonderful double upstairs property with very accessible roof terrace, in a quiet street in the attractive Hoofddorppleinbuurt in Zuid. This light apartment of approx. 108m2 is located on the second and entire third floor of a building dating from the 1930s.
The layout could be further improved to create a large living room with an open-plan kitchen, a study room and 3 bedrooms. Situated on freehold land.

The apartment is situated in the attractive Hoofddorppleinbuurt in Amsterdam-Zuid. Since many years, this is a sought-after neighbourhood, close to the city centre, and De Nieuwe Meer area and Amsterdamse Bos.

Great shops, cosy coffee bars and a variety of restaurants are all within walking distance on the square, in Zeilstraat and Amstelveenseweg. There is a lovely cycle route from the apartment to the city centre through Vondelpark or via Koninginneweg to Museumplein. There is a good connection to the A-10 Ring Road and Schiphol can be reached within 15 minutes by car.

The municipality’s new plans for the future of the Schinkel quarter, where living and working will be combined, with access to nature and green areas, is making this district even more attractive.
Please view to read more about the plans. Part of the plans is a new bicycle and pedestrian bridge around the corner over the Schinkel, which will improve the connection with Zuid-as.

The new British School of Amsterdam will open its doors on Havenstraat in April; just a ten-minute walk from the apartment.

The current owners have lived in this apartment since 2006, when it was an apartment on the second floor with internal stairs to part of the third floor. In 2017 the owners bought the remaining part of the third floor and also received permission from the Homeowners Association to place the entrance door to the property on the landing of the first floor. The internal staircase could be removed since both floors are connected through the spacious, light main staircase.

The sellers have not yet made any adjustments themselves, which means that buyers wishing to carry out renovations have a free hand in planning the new lay-out of the apartment. There are many possibilities: e.g. living room on the second floor and bedrooms on the third floor and in the attic, or sleeping on the second floor and the living room on the third floor adjacent to the roof terrace.

The neat entrance at street level is shared only with the apartment on the first floor, where the property starts and leads to the second floor living quarters. At the front, across the full width of the property, is the light living room with 3 large west-facing windows. At the rear are a work/guest room and next to this, the cosy kitchen; both with French doors to the approx. 6m2 balcony. The bathroom is centrally situated and is equipped with a shower, sink and toilet.

Currently there is a connection with the L-shaped room on the third floor via the stairs in the living room This twin-aspect room has windows at both the front and rear and serves as a home office and a seating area with a day bed. A flight of stairs leads to the charming bedroom on the top floor.

From the hallway on the second floor a stylish flight of stairs with skylight provides access to the third floor. Here, there’s access to the spacious 32m2 roof terrace at the rear, which has sun all day.

On this floor there is also a study/bedroom and a storage room.

- Freehold property on private land (no lease costs);
- Nice, small-scale Homeowners Association with 15 members, outsourced management and long-term maintenance plan;
- Service costs amount to € 93.03 per month;
- In accordance with the long-term maintenance plan, the Homeowners Association has decided to have the woodwork at the rear façade painted. A limited personal contribution is requested from the members for this; seller will pay the costs for this share.

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
