This good single-family home is located in the middle of the bustling city centre. What makes this home special is the diversity of possibilities. The property is currently used as 1 home but lends itself perfectly to the realisation of multiple apartments. The foundation was renewed in 2004.

Ideally and quietly situated between the Prinsengracht and Lijnbaansgracht near the Weteringschans, the Leidsestraat, the Museumkwartier and the Vondelpark.

The building is accessible via two entrances. The main entrance provides access to a spacious hallway with wardrobe and access to the ground floor with basement and stairs to the upper floors.

The first floor is the living floor. The pleasant (sunny) living room has the semi-open kitchen at the rear. The modern kitchen has off-white cabinets and drawers with stainless steel handles and a brown-grey composite top. Furthermore, the kitchen is equipped with various built-in appliances. An open staircase leads to the second floor.

This level is divided into a sleeping area at the rear and a workspace on the street side. The bathroom at the rear is equipped with blue floor tiles and white wall tiles and has a toilet, shower cubicle, bathtub, sink and washing machine connection.

The top floor, the attic level, offers the possibility for 2 additional bedrooms. This level has a charming sloping roof and has access to the roof terrace.

The ground floor is currently in use as workspace. At the rear is a kitchenette, with separate appliances. From here the garden can be reached. In the middle of this level is the staircase to the basement. The basement is spacious and currently houses a bedroom with bathroom. The bathroom has a toilet, a sink, a shower and a bathtub. Next to the bathroom is an additional access to the garden. All the way at the front is a spacious bicycle storage, which is accessible both from the inside and from the street.

The property offers multiple uses. Besides the option of 1 residence (which it is now), there is also the possibility of creating a double ground floor house (separate entrance is already present) and a three-storey upper house. Please refer to the alternative floor plans for this.

The house is quietly situated in the middle of the bustling city and adjacent to Leidseplein, Spiegelkwartier, Jordaan, Vondelpark and Museumplein. In the immediate vicinity there is a variety of shops, cafes, restaurants and entertainment venues including the Stadsschouwburg, pop temple Paradiso and the New De La Mar Theatre. Schools, childcare and sports facilities are also within walking distance. Public transport is excellent, with many tram lines and (night) buses. All train stations in Amsterdam can be reached without changing trains. The new metro line is within walking distance at the Vijzelstraat. There is a good connection to the A-10 ring road and the Schipholbus is only 500 m away. A shared car can be found within 100 m.

Limited car traffic is allowed in the street. There is paid parking on the surrounding public roads (Mon-Sat from 09.00 to 00.00 and Sundays from 12.00 to 00.00) and parking by means of a permit system. According to information from the website of the municipality of Amsterdam, there is a waiting list for a parking permit (waiting list data as of 15 April 2021, permit area Centre 2). MVA neighbourhood information: De Weteringschans

This area is known as the quiet part of Amsterdam Centrum. Amsterdam East is an environmentally friendly area with canals and important cultural buildings. These characteristics make this part of Amsterdam ideal as a residential area. Unlike downtown this area consists of many young couples who are starting with their careers. East and the eastern islands and the old harbor-area is still relatively vacant, but that will change in the upcoming years with the Weesper- and Plantagebuurt still in development.

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.
