Description

Beautifully situated on the outskirts of Amstelveen (Waardhuizen) you will find this bright 5-room house (semi-bungalow) with a magnificent view over the Bovenkerkerpolder, near the river “De Amstel” and accross from the Amsteldijk golf center. This luxuriously finished and expanded house is very comfortable and fully equipped. The house also offers an expansion possibility by placing a floor on top.

With the walking and cycling possibilities right outside the door and a sunny location all day long, every day feels like a holiday!
And because the primary housing facilities are on the ground floor, the house is also suitable for the elderly.

In short, a wonderful and very bright house with a spacious west facing garden in a beautiful green location and yet close to Amsterdam.

Layout
Ground floor
The front garden gives access to the house and is located on the east. This allows you to wake up early in the morning with a cup of coffee in the sun with a view of grazers in the pasture. You enter the spacious hall with cloakroom from which you also have access to the insulated storage room. This storage room includes the combi boiler (CW 5), newly installed in 2018. Next to access to the toilet, you can also directly enter a spacious bedroom from the hallway. The bedroom has a large window and an outside door with roller screen. From the bedroom and the hallway there is access to the bathroom (2015). The bathroom has a double sink, walk-in shower, epoxy cast floor and built-in cupboard for washing machine and dryer.

The spacious living room (5.5 m wide) is garden-oriented and has a large sliding door, which is equipped with an electric awning and gives access to the garden. What is immediately noticeable is the modern oak ceiling with built in lighting and the wall of the bedroom in the loft, newly created in 2015. The large Velux skylight window allows a lot of light to enter deep into the living room and kitchen. The SieMatic U-shaped kitchen was fitted with new built-in appliances from Siemens a few years ago.

The ground floor is largely equipped with a beautiful laminate floor with LED spots in the skirting boards that automatically light up in the dark.

First floor
Landing with space for a large desk. From the loft you have a partial view of the living room and backyard. From the landing you have access to three neatly plastered bedrooms, 2 of which are spacious rooms with a high ceiling to the ridge. The bedrooms at the front share a dormer window and have a magnificent view of the polder. All (roof) windows in the bedrooms have roller screens.

Garden
The sheltered backyard with back entrance is partly tiled. At the back is a green strip with two beautiful ornamental trees. Directly next to the house is a wooden shed with electricity. The garden is illuminated at night with 4 LED spots. These can be programmed in any desired color by means of WiFi.

Surroundings
All necessary facilities can be found in the vicinity of the house. The Waardhuizen shopping center with a supermarket is within walking distance. There are several good schools and childcare within cycling distance. The house is only 20 minutes from Amsterdam, so all the facilities of the city are within easy reach.

Accessibility
By bus or metro, which can be reached within a few minutes on foot or by bike, you can quickly reach the large and covered shopping center Stadshart or Amsterdam. By car you can drive to the A9 in about 8 minutes, which connects to the A2 and the A4, among others. In just 20 minutes you can drive to Schiphol. There is more than enough parking space in front of the door.
