Description

On one of the most beautiful spots of Amsterdam, directly on the Wilmkebreek Polder, is this spacious detached house which has many characteristics of a North Dutch Kaakberg. Truly a unique opportunity, because it is the only house in this district (Klein Kadoelen) which is directly adjacent to the polder. Picturesque views with a diversity of flora and fauna. The cows often come close so you can almost touch them and migrating birds regularly come here to catch their breath. You can count the polder as your own garden and you do not have to maintain 'this garden'. The benefits and not the burden! Where in Amsterdam can you live in such a rural setting?

The house is located on the outskirts in the popular district of Klein Kadoelen. Klein Kadoelen is actually still a piece of undiscovered Amsterdam. The architecture in the district is characterized by many rural, Waterland influences and style elements. Think for example of beautiful wooden boards on the houses, white frames and windows with bars. The contemporary design in combination with the Waterland elements fit well with the appearance of the house. The variation of types, materials and colors creates an organic unity of robust intimacy. The house is also on OWN GRAIN!

Ideally, we would like to sell a house like this in all seasons / months, but the house is too unique! Fortunately, we were allowed to add a few extra photos to give you a good impression of this special opportunity!

Layout:

First floor:
From the private entrance you step directly into the spacious hall. Here is the meter cupboard, the well maintained but above all modern toilet, access to the living room and a second (living or work) room. This space can be used for various purposes, such as a bedroom, study, playroom or a private cinema! If you step into the living room you immediately enter the kitchen. The kitchen (a Piet Boon kitchen) is equipped with every luxury. To start with a cooking island with a built-in (downdraft) extractor and an induction hob. In addition, the kitchen has a Quooker and a wall with built-in appliances (coffee maker and microwave oven). The living room has fine dimensions. This allows you to create a nice dining area but also a fantastic sitting area by the tasteful gas fireplace. The pleasant light will certainly not go unnoticed, this is partly due to the windows in the ceiling of the expansion, as well as the large windows in the rear facade. From the doors you step directly into the garden. Here you will find a spacious seating area with a deck adjacent to a ditch. The view over the Wilmkebreekpolder can justifiably be called breathtaking!

1st floor:
On the second floor you will find three bedrooms. The master bedroom is located at the rear of the house. This bedroom is hotel chic with a private bathroom with shower and washbasin. From this bedroom you also have a view of the polder. That's restful awakening as the morning thaw over the polder rises. The bedroom is equipped with beautiful furniture and offers space for a large wardrobe. The other two bedrooms are located at the front of the house. Again, one of the two bedrooms has access to a second, private bathroom. This bathroom is in the same style as the other bathroom on this floor. Both (bed) rooms have fine dimensions and can be used for different purposes. The landing has a separate toilet and next to it you will find the staircase to the second floor.

2nd floor:
Arriving on the second floor you come to a spacious but also (of course) bright landing. Here you will find the washing machine connection. In addition, on this floor two bedrooms. Both bedrooms have a loft which can be accessed by a staircase. Ideal as (bunk) bed! Furthermore, in the fifth bedroom you will immediately notice the beautiful light. This room has a French balcony! Finally, this floor also features a very nice bathroom with washbasin, toilet and shower! In short, you will lack nothing here!

Garden:
The garden runs almost around the house. At the front there is a nice terrace with a view towards the (Landsmeerder-) dike. On the side of the house is a large wooden shed which is accessible from both the front and back. A fine storage space for bicycles and garden furniture / tools. The garden at the rear consists of a large paved terrace and a jetty across the full width. The garden is adjacent to the polder / ditch. The house is conveniently located and thanks to the spacious layout you can enjoy the sun almost all day.

Environment:
The Mariahoevepad is located almost on the Landsmeerderdijk. A nice village-like environment with all facilities within easy reach. The area is characterized by beautiful authentic houses, dike houses and a friendly atmosphere. It is an ideal place to live because of its location and nature (the Wilmkebreekpolder is around the corner). Not only the city center is nearby, but also the recreation area 't Twiske and Waterland are just steps away. At 5 minutes by bike you can reach the NDSM, from where the ferry to Amsterdam CS departs, but also an area that has developed very well with such restaurants as Pllek, IJver, and Noorderlicht. Kunststad, the Graphic Workshop Amsterdam and Street Museum make this wharf a cultural heart in Amsterdam North. In the neighborhood there are several (primary) schools and there are many play opportunities for children (including a swimming jetty). The newly renovated tennis park Kadoelen is 5 minutes away and the sports fields of field hockey club Fit and soccer SV Kadoelen and baseball club the North Stars are 10 minutes by bike. Parking is available without a permit on the dike. The Ring A-10 is very quickly reached.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.
