Minervalaan 84HS, 1077 PK Amsterdam

Gorgeous residence on the lower floor (approx. 130m) with a sunny rear garden (116m) on the leafy Minervalaan. The residence was completely renovated to a high standard in 2015. The distinctive residence is fitted with all the conveniences, which includes a brand new kitchen equipped with all the built-in appliances conceivable. There is also a spacious storage space on the fourth floor.

Location/Accessibility:
Minervalaan is known as a rather grand street in Amsterdam Zuid with many Berlage details. The residence is located on the gorgeous section of the Minervalaan between the Stadionweg and the small bicycle bridge close to the Zuid/WTC station. Living on the Minervalaan means peaceful living with a view out over a lot of greenery, but still with every that vibrant Amsterdam Zuid has to offer within walking distance. Beethovenstraat, Stadionweg and Cornelis Schuytstraat with an extensive range of supermarkets, delicatessens and other shops are all very close by. There is also no lack of eating and drinking places in Amsterdam Zuid: a great number of lovely open-air cafs, lunchrooms and restaurants adorn the neighbourhood. The apartment is surrounded by good schools, both national and international, primary and secondary. The Vondelpark and the Beatrixpark as well as the Amstelpark are located near the residence. You may head for these parks for your exercise or relaxation.

The apartment is very easy to reach: two minutes walking will get you to Zuid/WTC station, with metros, trains and buses in all directions. You can also catch a direct connection to Schiphol from here. You can reach Amsterdam Central station within 10 minutes of leaving Zuid station. Buses, trains, trams and metros leave from Amsterdam Central in all directions and you can also take the ferry across IJ. There is no problem with parking on the Minervalaan as, at present, you can obtain two parking permits without having to wait.

Layout:

Neat communal entrance. Access to the apartment is through a front door which was renovated in 2021. The apartment is fitted with a convenient intercom. Vestibule with a separate toilet complete with small sink, the meter cupboard and a spacious bathroom fitted with a walk-in shower, radiator, washbasin and the connections required for a washing machine. Adjoining there is a spacious hallway, with a large built-in cloakroom cupboard, offering access to the rest of the rooms. Double doors offer access to a spacious room at the front of the apartment. A bookcase has been built around the doors. The room is currently being used as an office but would also be ideal as a bedroom. Adjoining this is the enormous living room with sliding doors and a tasteful gas fireplace. The many windows let in a great deal of natural light. At the front of the apartment you look out over the verdant Minervalaan and when you walk through to the rear you look out onto the gorgeous rear garden. Convenient cupboards have been built in on both sides of the sliding panelled doors. You can use the sliding doors to close the living room off from the dining room. At the rear of the apartment you will find the enormous dining room with the half-open kitchen. French windows take you straight out into the rear garden of 116m.

The Arclinea half-open kitchen dates from 2020 and is equipped with all conceivable built-in appliances. The completely new kitchen has the latest Quooker, a Liebherr fridge / freezer combination, a wine cooler, combi oven, dishwasher and an up-to-the-minute induction hob from Miele. You can place your saucepan wherever you like on the hob. As the icing on the cake, the kitchen has been finished off with a gorgeous marble counter top and more than enough storage space. There is a separate closed cupboard in the kitchen which holds the central heating boiler. You also have immediate access to the rear garden from the kitchen. A raised terrace, garden lighting, an automatic awning and a spacious summerhouse adorn this green garden. The summerhouse is supplied with power and was renovated in 2015. The master bedroom with en-suite bathroom is also at the rear of the building. The bathroom is fitted with underfloor heating, a walk-in shower, vanity unit and a bath. The bedroom also has French windows leading to the garden. Custom-built wardrobes complete the master bedroom. There is a spacious storage space on the fourth floor of the distinctive property.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Apartments

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
