Privacy, safety, beautiful nature and a central location are the keywords of this bright, contemporary villa on the De Limiten estate, near Bikbergen and Valkeveen. This unique residential location is located in the middle of the 'The garden of Amsterdam'. Only 20 minutes by car from Amsterdam and in the immediate vicinity of Naarden/Bussum, Blaricum and Laren and the ports on the Gooimeer.

The estate may be called 'De Limiten', but there is no limit to the enjoyment here.

Here, along the age-old toll road from Huizen to Naarden, you will find the silence and privacy of living in nature, with all village and city facilities just a stone's throw away.

The villa was built in 1986. Its spectacular location and light was what appealed most to the current owners when they bought the villa in 2001.

The entrance to the villa is located on an idyllic lane that meanders from the Naarderstraat to the old country house on 'De Limiten'. The lane is closed off the public road with an electronic gate (with intercom), so your privacy is absolutely guaranteed here. From the lane you turn onto your own property, where the villa greets you. Despite the size and geometry of the building, an all-too-impressive 'block' has been avoided by a gentle kink in the facade and the setback of the top floor. The spectacular glass section above the entrance indicates how much 'light' plays a role in this house. And when you step inside, the openness of the central stairwell adds to this. The use of stainless steel in combination with the tightly plastered, white walls is subtly reminiscent of the ocean liners from the 1920s and 1930s – a feeling that is enhanced when we view the rear facade from the garden. A touch of Art Deco, a pinch of ship's bow, with a balcony – adjacent to the master bedroom and an adjacent bedroom – on which you can look out over the landscape like a captain. And what a landscape…

The villa is located with the rear to the unobstructed view over an old sand quarry, which is partly responsible for the playful slopes in the terrain. And where the 'kink' in the facade embraces the visitor at the front, it opens up the view here, with beautifully designed glass sections. This slope in the plot makes it possible to excavate the basement – which takes up the entire footprint of the villa – on the garden side (this has already been done under the garage) and thus provide it with daylight and private terraces. An interesting proposal for a transformation of that basement has already been put on paper by an architect: a fully-fledged gym, a state-of-the-art wine cellar, an open plan kitchen and living room – the design provides for this. Although you are of course free to let your imagination run wild: a guest house, an apartment for the au pair, a spacious home office, just what you want.

Although the current owners have thoroughly refreshed the property after purchase and have maintained it well since then, they have changed little or nothing to the layout. It was and is perfect. The flow in the villa is logical and pleasant. Kitchen, dining room and living room are connected by double doors in floor-to-ceiling and wide glass walls. But because of the kink in the floor plan, some tension has been cleverly added to this enfilade. On the sleeping floor, to the left of the stairwell, there is a full-fledged master suite (with walk-in closet and bathroom), while to the right the two – or, with a simple intervention, three – other bedrooms use the luxurious family bathroom.

The garden is sturdy and fitting in its environment. Mature trees and shrubs line a beautiful lawn, where you see no one and no one sees you. Add to this the fact that your 'front garden' is Limitische Heide – a beautiful nature reserve, which is literally on the other side of your entrance lane – and you understand: you are going to need binoculars and a bird guide here. The deafening silence makes you almost forget that you are only a few minutes from the charming villages of 't Gooi. In half an hour you are in Amsterdam and Utrecht. Schools, shops, golf clubs, tennis courts and marinas – everything is within easy reach.

Huizen has an unexpected beauty, as it borders the Gooimeer (Gooi Lake) and is surrounded by the Gooi area’s beautiful scenery. Furthermore it has a rich history, the remains of which are still present and visible. In the 17th century Huizen used to be a village of farmers, with commons for their cattle. Many of these old farm houses still stand, surrounding the medieval Dutch Reformed Church in the town center.

In the 18th century Huizen developed into a fishing village with one of the largest fishing fleets around the Zuiderzee, which is now the IJsselmeer (IJssel Lake). When the IJsselmeer Dam was finished, so was the fishing industry of Huizen. Sons of fishermen retrained to be skilled craftsmen in the building industry, and fish traders applied themselves to cheese trading. Huizen still displays many relics of its history. In the past decades Huizen has developed into a modern town bordering the Gooi Lake, with a number of marinas, a lively shopping area in the town centre and some important tourist attractions.
