Description

In one of the most historical parts of our beautiful city centre, this characteristically lower house with its own entrance, distinctive layout and possibility of indoor parking. A hidden oasis of peace between the Waag and the Montelbaanstoren, where in this serene silence the rich history of the place can be admired through the many monumental facades. Situated on its own ground (no ground lease) on the picturesque Recht Boomssloot, which runs through to the Nieuwe Ridderstraat. This means brightness in the front and back, with the possibility to realise more (bed) rooms. You can live outside on the bench at the front or have a quiet drink and/or let the children play on the Nieuwe Ridderstraat. Either way, it invites you to make this your own private home.

With a own entrance at the canal side, you have direct access to the living room with high ceiling and marble floor. Here it is lovely to enjoy the view of the canal, while privacy is guaranteed. This room is now furnished as a living room, but was formerly used as a bedroom. The house is further divided into two floors; a spacious kitchen in the rear basement with granite worktop and various appliances and closets. Furthermore, there is a guest toilet and utility room with washer/dryer connections. Through the utility room access to the garage (entrance Nwe Ridderstraat). The garage (with remote control access) is equipped with lift system so there is also room for extra storage or second small car is present. But it is also quite conceivable that the parking is given up for realizing an extra bedroom or office. Under the garage is a large storage room so that even two floors would be conceivable ...!

Back to the living room with stairs to the top where the bedroom is located and a small bathroom with shower, double sink and second toilet.
The last renovation was in 2001 under the supervision of architect G. Prins (using original details such as panel doors, glass with rods etc.). Especially the entrance side looks therefore monumental. This also has a roller shutter.

The property is located on private land, so there is no leasehold.
Non-residents clause applicable to the sale.

The VvE consists of the building Recht Boomssloot 39 and two other members. The monthly contribution for this flat is approximately EUR 150. The administration is done by a professional office (van Velzel). There is a multi-year maintenance plan, and the equity amounts to approximately EUR 20,000.

The Recht Boomssloot is located in the historic centre of Amsterdam and takes its name from the ditch that the 16th century shipbuilder Cornelis Pietersz Boom dug to connect his shipyard on the Lastage with the IJ river. De Lastage (Nieuwmarktbuurt) breathes history, with the tranquillity of a residential area and the convenience of living in the centre of Amsterdam. A primary school on the same canal, the Nieuwmarkt with its cosy cafes around the corner, a wide range of restaurants and other entertainment venues just a stone's throw away. Several museums and Artis within walking distance and a full range of shops for all daily needs. The house itself is located on a newly renovated and rezoned canal. The neighbourhood is easily accessible by car, including through the IJtunnel. Public transport is very easy to reach: the metro is a 3-minute walk away, as are various bus lines and Central Station is also within walking distance. Prefer to go by bike? A more central location is almost impossible. PARKING On the public road there is paid parking (Mon-Sat 0.00 to 4.00, Mon-Sat 9.00 to 24.00 and Sun. from 12.00 to 24.00) and parking by means of a permit system. According to information from the website of the municipality of Amsterdam, there is a waiting list for a parking permit.

MVA neighbourhood information: Nieuwmarkt/Lastage

This area is known as the quiet part of Amsterdam Centrum. Amsterdam East is an environmentally friendly area with canals and important cultural buildings. These characteristics make this part of Amsterdam ideal as a residential area. Unlike downtown this area consists of many young couples who are starting with their careers. East and the eastern islands and the old harbor-area is still relatively vacant, but that will change in the upcoming years with the Weesper- and Plantagebuurt still in development.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Apartments

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
