Description

QUINTESSENTIAL AND VERY COMFORTABLE DOUBLE APARTMENT OF 136 M2 (GFA 160 M2) ON THE 3RD AND 4TH FLOOR, RENOVATED WITH HIGH-QUALITY MATERIALS, OFFERING SPACIOUS SLEEPING QUARTERS, A LOFT-STYLE LIVING UNDER THE BEAUTIFUL ROOF STRUCTURE, AND A SUNNY SOUTHEAST-FACING ROOF TERRACE. SITUATED ON FREEHOLD LAND IN A LISTED BUILDING IN ONE OF THE MOST AUTHENTIC PARTS OF THE HISTORICAL CITY CENTRE NEAR THE NIEUWMARKT.

This very tastefully renovated loft apartment is on the 3rd and 4th floor of a splendid nationally listed building that dates back to before 1900 and which was transformed into a residence in 1994. In 2010, the current owners reconfigured the sleeping quarters to create a beautiful open space with smooth plastered ceilings with downlights, a large walk-in closet, and a splendid open-plan bathroom. The outer façade of the building was redone in 2018, including the paintwork, brickwork, rainwater drains, etc.

The Home Owners’ Association (VvE) consists of 4 apartment rights and is managed by the owners. The service charges of €265 per month include an advance payment on the utility bill. An additional charge of €100 per month is paid to a separate fund for other maintenance work.

LAYOUT
The well-maintained stairwell brings you to the 2nd floor with the private door to the 3rd floor. The third floor opens up to a magnificent, open space with a large bedroom at the front, offering wonderful views of the canal and the canal houses on the other side.

This floor also includes a separate toilet, a built-in closet with white goods connections, another storage closet and, at the back of the house, the open-plan bathroom with a bath, a washbasin unit, and a walk-in shower with a rainshower head. The space offers the option to create a 2nd bedroom by moving the bathroom and the walk-in closet to the centre (see alternative floor plan).

An open staircase leads to the loft-style living where three large, electrically operating Velux skylights, as well as the French doors at the front to a Juliet balcony, let in lots of natural light.

The open-plan kitchen at the back has been finished in a beautiful vintage style and includes a 6-burner gas stove with an oven (Boretti), a dishwasher, a freezer , and a large pull-out larder.

The steel staircase from the living room gives access to the sunny, southeast-facing and wonderfully private terrace of over 9 m2. An additional (storage) room under the roof structure at the back can be accessed from the roof terrace.

LOCATION & ACCESSIBILITY
The Rechtboomsloot lies in one of the most beautiful and authentic parts of the historical centre of Amsterdam. Its name derives from the ditch (‘sloot') that was dug out to become a proper canal by the 16th-century shipbuilder Cornelis Pietersz Boom to connect his yard on the Lastage with the IJ. The Lastage (Nieuwmarkt neighbourhood) exudes history and nostalgia, and combines the tranquillity of a neighbourhood with a village atmosphere and the convenience of living in the heart of Amsterdam. You will have an out-of-school centre and a primary school nearby, and the Nieuwmarkt with its sociable cafés and a great variety of restaurants are all a stone's throw away. Several museums, Artis Zoo, and all kinds of shops for your daily groceries are within walking distance. The canal itself has recently been renovated and improved. The area is also easy to reach by car (e.g., via access road S116) and there are plenty of public transport options with a metro station, several bus lines, and even Amsterdam Central Station within a few minutes’ walk. And if you prefer cycling, you would be hard-pressed to find a more central location.

PARKING
There is paid on-street parking (Mon-Sat: 09:00 - 04:00 hours, Sun: 12:00 - 04:00), and residents can apply for a parking permit. According to the website of the Amsterdam municipality, there is a waiting list for parking permits (waiting list details per 22 March 2021, permit area Centrum 1).

MVA neighbourhood information: Nieuwmarkt/Lastage

This area is known as the quiet part of Amsterdam Centrum. Amsterdam East is an environmentally friendly area with canals and important cultural buildings. These characteristics make this part of Amsterdam ideal as a residential area. Unlike downtown this area consists of many young couples who are starting with their careers. East and the eastern islands and the old harbor-area is still relatively vacant, but that will change in the upcoming years with the Weesper- and Plantagebuurt still in development.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Apartments

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
