For sale! Fantastic apartment which is ready for the future located in Amsterdam-east! Very luxuriously finished, everything is brand new. In short you want to live here!

Cruquiuswerf is the last, somewhat forgotten peninsula in the row KNSM island, Sporenburg, Borneo island. Once this was a bumpy industrial port area, now a fantastic place to live. The views over the water are phenomenal. There is swimming and sailing, lunch and strolling, partying and musing... You are only 10 minutes from the center and yet it is super quiet living here because there is no through traffic on the peninsulas. All those advantages - the wide water, the proximity of the city (on one side), the ring road (on the other side) and the peace and quiet of a peninsula - can be found on cruQuius Island. A fine mix of water, concrete, boats and elegant architecture. You still have to look through your eyes a little, on this former industrial island, but you can already see the contours of a super cool place to live and work. You'll find monumental industrial buildings and new office hubs, beautiful residential buildings (under construction), the forgotten wine silos of a former wine importer, a sweet little building from our historic West Indies era (the Insulindehuisje), but also the raw factory buildings - such as the former paint factory next to cruQuius shipyard, which is being converted into a creative hotspot. This mixture of old industry and new elegant architecture is what makes the island so beautiful. With in the heart of the island, where the water 'goes around the corner': cruQuiuswerf.

The entrance is on the fourth floor. After entering the hall with meter cupboard you step into the spacious living room with open kitchen. The kitchen is fully equipped with induction hob. microwave, recirculation hood, spacious fridge and dishwasher. What immediately strikes you here is the luxury, besides this luxury you also have enough work space in the kitchen for cooking! From the kitchen you enter the spacious living room / bedroom. It is easy to create a separate space by means of a partition wall. The current space has ideal dimensions so there are several possible layouts. Also in the bathroom is not cut down on luxury. The bathroom is in neutral condition and completed with spacious walk-in shower, toilet and sink. In addition, there is a separate storage space which is hidden behind a cupboard in the hall. Finally, you will find your own storage room on the same floor, practically at the front door, ideal!

In short, a fully electric, energy efficient and gas free house, which is ready for the future!

As the apartment is still under construction, the exact service costs are not yet known. You can assume that the service costs are approximately 2.50 per m2.

MVA neighbourhood information: Oostelijk Havengebied

Sporenburg is an artificial island that was built during the 19th century. The area owes its name to the use of railroad territory by the Dutch railroads. Since the 1990s the area has been redeveloped into a residential area. The neighbourhood has some architectural eye-catchers such as - the red bridges and The Sphinx, a massive residential complex which had to attract families with children to the area.

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
