Rural life in a beautifully renovated thatched former farmhouse with a fantastically landscaped garden, located between Amsterdam and Utrecht. Within cycling distance of charming villages, recreation and facilities in a child-rich environment.
The owners have thoroughly renovated the farmhouse, the former coach house and the haystack with great care and attention.
Not only have they thought of maximum living comfort, they have immediately integrated the techniques of today in the field of sustainability. This was once a cheese farm, now it is a joy to live in. People who like to cycle and water sports will enjoy themselves here.
Generous driveway with space for several vehicles. Entrance to a spacious hall with loft, a separate toilet, urinal and sink, wardrobe and large storage cellar. The living floor consists of a large open space which has been made very intimate and functional by means of 'the wooden heart' in the middle of the room. The large utility room with connection for the washing machine and dryer is placed in this wooden furniture. At the rear is the light and tasteful kitchen with all built in appliances and cooking island. The large facade offers a beautiful enriching view. You look through the garden and straight through the former coach house to the land behind the coach house.
A workplace has been created between the kitchen and living room. The living room is spacious but also cozy. Due to the many windows (with shutters) there is a lot of natural light. The wood-burning fireplace brings atmosphere to the cold days. Via a few steps you reach the children's play area in the former upstairs room.
Stairs to the sleeping floor. The landing provides access to all rooms, including a separate toilet with sink. The beautiful wooden beams are kept in view here. The master bedroom has a dressing table, built-in wardrobes in the knee bulkheads and a walk-in wardrobe. Second large bedroom which is already prepared to split into 2 bedrooms. Third smaller bedroom. The luxurious bathroom has a bathtub, double walk-in shower and double sink with furniture.
FORMER CARRIER HOUSE:
Entrance hall with separate toilet and wardrobe. Light and spacious living area with luxurious open kitchen with all built in appliances and bar. Two large fronts which provide a sea of ??light and a beautiful view.
Stairs to the sleeping floor, landing with separate toilet with sink and laundry room. Large room with separate storage room and skylight with a phenomenal view. Double doors to the rear bedroom.
The modern bathroom has a walk-in shower, washbasin and storage room with boiler. The layout above is easy to change, all walls are placed on the wooden floor.
The former hay barn has been transformed into a garage with space for several cars. There is also a charging point (and an extra connection with three-phase current), a toilet with sink, airco and the hood can still be raised.
It is clear that a lot of thought has gone into the garden plan. There is a wealth of plants and flowers. Several places have been created to sit or play. The adjacent plot (grassland terrain) was purchased later and is part of the whole. The entire revetment has been completely renewed. In the summer you can swim in the pond, during a cold winter you can ice skate here.
- Built under renowned polder garden architect Luc Engelhart;
- Many native trees, shrubs and perennials (think pollard willow, ash, Guelder rose, currant trees, yellow dogwood, hawthorn, blackthorn, elder);
- Edible garden (Japanese wineberry, grapes, gooseberries, blueberries, redcurrants, quinces, apples, cherries, wild strawberries, hazelnuts);
- Modest orchard with apple trees, quince and a cherry tree;
- A natural garden full of color in every season;
- Revetment recently renewed (back in 2017, middle and front in 2018);
- Since the garden is fully grown, only an annual spring cleaning and lawn mowing is required. The major pruning (approximately every 3-5 years) has just taken place at the end of 2020;
- A recently installed (2017) irrigation and sprinkler system present (uses ditch water);
- The owners have mapped out which plants and species have been planted. It is also possible to take over an annual contract from the current landscape gardener.
During the renovation, a lot of thought was given to sustainability; from material use to insulation and energy recovery/saving. A heat pump (air-water) has been installed for the farm and all preparations have been made for installing solar panels on the entire rear of the coach house. When installed, the panels provide for the energy needs of both houses. An offer is already available.
