Lovely, light three-room apartment (approx. 80 m2) in the quiet, leafy part of Uiterwaardenstraat in the popular Rivierenbuurt neighbourhood. The apartment was fully renovated and extended in 2017. High-quality, luxury materials were used, and the property now boasts a fully equipped kitchen, luxury bathroom with a bath and walk-in shower, wood flooring, and a modern, sun-soaked back garden (south-west facing).

You enter the property at street-level through your own front door. The long, light hall provides access to a toilet with handbasin, a room for a washing machine, dryer and central heating boiler and extra storage space. Double glass swing doors lead into the living room at the front of the property. The large open-plan kitchen features a cooking island and bar, a solid composite counter, lots of cupboard space and Miele fitted appliances (steam oven, combination microwave oven, dishwasher, 5-ring gas stove, fridge, freezer, extractor hood) and a Quooker tap. The kitchen affords a generous view of the green space on the street outside.

A spacious master bedroom with air conditioner and a large, fitted wardrobe is at the rear of the apartment. The second bedroom makes a perfect office/spare room/children’s bedroom. Both bedrooms have doors that open onto the fabulous sunny, modern garden (approx. 40 m2) facing south-west. The garden has a shed with more storage space.

The luxury bathroom is in the centre of the apartment. It has a good-sized walk-in shower and a bath, double washbasins in a made-to-measure wooden vanity unit and a second toilet. An engineered oak floor has been laid throughout the apartment, which is also fully double glazed.

Uiterwaardenstraat is a wide, quiet street in the lively, child-friendly, popular Rivierenbuurt neighbourhood. There is usually plenty of space to park right outside the building. But quiet does not mean boring. Just around the corner are Rijnstraat, Maastraat, Scheldestraat and the De Pijp neighbourhood, with numerous shops, bars, restaurants en cafés. Martin Luther Kingpark and the River Amstel are literally across the road, and Beatrixpark and Amstelpark are within walking distance. Schools and sports facilities are also close by.

The convenient location means that you can be out of town in just a few minutes by car via the A2 motorway and A10 ring road. Good public transport connections (including Amsterdam Amstel and Amsterdam RAI mainline stations) put the city centre and other cities within easy reach. This neighbourhood is definitely one to watch, with building work on the up-and-coming green ‘Amstelkwartier’ in full swing on the opposite bank of the River Amstel.

There are also plans to modify the link between the Utrechtsebrug and the A2 motorway in 2025, so that less traffic will come into the city via Rijnstraat and President Kennedylaan. The intention is to replace the current infrastructure with facilities for sports and recreation. This will only serve to improve the location, which is already fantastic: a quiet street with wide pavements and a nice view of the local green space.

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
