Description

Van Tuyll van Serooskerkenweg 75hs, 1076 JN Amsterdam

Fantastic residence on the lower floor (approx. 83m²) with an enormous rear garden (approx. 38m²) and a sunny, south-facing garden house! The residence lies in a unique location in the Stadion neighbourhood. Living here is gloriously tranquil on a leafy avenue in Oud-Zuid, with all that the vibrant city of Amsterdam has to offer within easy reach.

Location and accessibility:

The beautiful residence on the lower floor is located in the popular Stadion neighbourhood (the ‘Stadionbuurt’). The spaciously laid-out street in the lovely Amsterdam Zuid has a green lane down the centre and is right in the middle of all kinds of amenities. The neighbourhood is characterised by the charming 1930s residences with many original details and lots of greenery. The space and the tranquillity make this neighbourhood especially child-friendly. The Olympic Stadium, the Zuidas and various primary and secondary schools (which include the British School of Amsterdam) are close by. Various eating and drinking places as well as shops, which include a baker, butcher and supermarket, are a stone’s throw away. In addition, both the new shopping centre on the Stadionplein as well as the Beethovenstraat are within walking distance of the residence. There is a pleasant market on the Stadionplein on Saturdays.

There is plenty of space to park on the street and parking is under the Amsterdam parking permit system. It is possible to obtain two parking permits, without having to wait. You may use these to park in front of the door and make use of the car park under the Stadionplein. Zuid WTC station, offering many public transport possibilities is within walking distance but the location is also very easily accessible in the car from the A10 ring road, via the Zuid and RAI exits (S108 and S109). The centre of Amsterdam is a few minutes’ cycle ride away. You can head for the Amstelpark, Beatrixpark and the Vondelpark for exercise and relaxation.

Layout:

Own entrance on the ground floor. The tasteful stained glass above the imposing entrance immediately catches the eye. Adjacent is the hallway with access to the other rooms and a convenient built-in cupboard. To the left of the hallway is the spacious bathroom with walk-in shower and vanity unit. The separate toilet with small sink is on the other side of the hallway. The master bedroom at the rear of the building is reached through a sliding door. Double French windows offer access to the green rear garden. It is gloriously peaceful sleeping at the rear of the property. An additional bedroom has been created in the master bedroom. This could easily be converted into a walk-in wardrobe.
The leafy garden is south facing and has a raised terrace and lots of planting. It is the perfect spot for breakfast, lunch, dinner or drinks. The tall trees guarantee your privacy. At the back of the garden there is a large summerhouse, which was fitted with a new sink, toilet and floor in 2019. The connections for the washing machine and tumble dryer are in the summerhouse and there is more than enough storage space. The summerhouse is being used actively at present as a guest room but is also ideal for use as a home office or home gym.

The welcoming open-plan kitchen is also at the rear of the building. The kitchen is equipped with all conceivable built-in appliances which include an oven, a 5-ring gas hob, dishwasher, fridge with freezer compartment and an oven/microwave. There is also more than enough storage space in the kitchen. The dining area also borders on the gorgeous rear garden. You can open up the double French windows onto the garden. The living room is adjoining and situated at the front of the building. The original stained glass sliding doors mean that you can close the kitchen off from the living room. There are handy built-in cupboards on either side of the doors and the central heating boiler in the one on the right. The spacious living room has lots of windows, which means it is wonderfully light. An original fireplace and stained glass details adorn the living room. There is a chiropractor next to the residence, which means that you will have no neighbours in the evening and at the weekend.

In brief: living comfortably and peacefully with all the city amenities within easy reach.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Apartments

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
