Surrounding area
The Veembroederhof is located on the river het IJ, to the east of the Central Station. High-quality apartment complexes have been realised here in combination with renovated traditional warehouses, resulting in a very attractive combination. The shopping centre Brazilië is within walking distance and contains supermarkets and stores (such as Albert Heijn, Jumbo, Odin, Grape District, Marqt) and a pharmacy, various schools, a caterer, home decoration stores such as Pol’s Potten and Sissy Boy Homeland, sports clubs, the Lloyd Hotel, Club Panama, Anne & Max, Pata Negra, De Zuid, Bombarie, Marine terrein, Scheepskameel and Hannekes Boom. By bike, you are in the city centre in 10 minutes and at the Central Station in 5 minutes. Good public transport connections to the East and West and tram 7 or 26 will take you to the city centre or the Central Station in no time. With the Oostveer ferry or the ferry at the Central Station, you have a very good connection with Amsterdam Noord. By car you can reach the A10 motorway in a few minutes via the Piet Hein tunnel.

Service charges
The service charges amount to €178.93 per month for the apartment and € 26.58 for the parking place. The Owners’ Association (VVE) is managed professionally by Munnik VVE Beheer and there is a Multi-year Maintenance Plan (MJOP).

To summarize

Ground rent
The apartment complex is located on municipal ground rent land. The annual ground rent payment amounts to € 3,124.55 for the apartment and € 349.11 for the parking place. This ground rent payment is tax deductible when it concerns an owner inhabited residence. The ground rent conditions of the municipality Amsterdam 2000 apply therefore an annual inflation indexation less 1%. The seller has applied for a switch before 8 January 2020 and has opted for an annual ground rent payment for after 31 January 2053 of € 1,064.81 for the apartment and € 164.32 for the parking place. This offer has to be notarised by a notary before 7 October 2021.
Until that date, it is still possible to switch to buying off the ground rent after 2053 for € 18,729 for the apartment and € 2,890 for the parking place. The payment for buying off the current ground rent period and the perpetual ground rent period amounts to € 81,483 for the apartment and € 9,902 for the parking place.
