Additionally, the house has been fitted with all the comforts and conveniences. The net floor area (NEN) is 238m². In addition, there is a lot of cupboard and storage space. The gross floor area is 312m².
Location / Accessibility:
The residence is located on the well-known Vondelstraat, in an imposing property across from a quiet entrance to the Vondelpark. Despite its popularity, the street has always managed to keep its relaxed and peaceful atmosphere. This offers a comfortable life in the most beautiful and peaceful section of the Vondelstraat, past the Amsterdamse Manege (Amsterdam Riding School) and the Vondelkerk. Within walking distance there are various shops, supermarkets and delicatessens. Nor is there any lack of places to eat and drink: a wide selection of restaurants, bars and open air cafés are within a stone’s throw of the residence. The Van Baerlestraat, Leidseplein, P.C. Hooftstraat, de Hallen, Cornelis Schuytstraat, and Museumplein are all nearby. Cultural attractions such as the Van Gogh museum, Rijksmuseum and the Concertgebouw can all be easily reached on foot. For families with children, there are plenty of opportunities to play outside on this very quiet street with its broad pavements, as well as in the park. The Vondelpark is also the place for you to exercise and enjoy leisure activities. Various highly regarded primary and secondary schools are easy to reach on foot or by bicycle.
The Vondelstraat is very easy to reach by car, on the bicycle or by public transport. You can get to the residence by car from the A 10 ring road (exit S 106). There is plenty of public transport with various bus and tram stops in the vicinity. The other parts of town, as well as Schiphol (direct connection) are easy to reach. Parking is possible under the parking permit system (source: Parking and Traffic, Municipality of Amsterdam).
Layout:
Ground floor
Imposing own entrance on the ground floor with an entrance vestibule. Spacious hallway with the original marble floor. The cloakroom, meter cupboard and a separate closed space with additional storage are situated in the hallway. There is also a separate toilet with small sink in the hallway. At the front of the building there is a spacious open living room with two original fireplaces and a gorgeous wooden parquet floor, not to mention the unusually high ceilings. There are handy built-in cupboards on either side of the panelled doors. There is a large kitchen / dining room at the rear of the ground floor, equipped with all the built-in appliances conceivable. Double French windows take you out onto the spacious veranda from which you can reach the garden.
First floor:
Spacious landing fitted with a walk-in wardrobe, separate toilet with small sink and access to three decent-sized bedrooms with high ceilings. Here, you will also find the enormous bathroom fitted with a shower, double washbasin and a gorgeous designer bath. One of the other advantages of this residence is the separate, closed off laundry room with all the connections necessary, including a sink. The entire floor is fitted with handsome wooden parquet flooring.

Basement:
The light and spacious basement is accessed through its own entrance. The basement is fitted with an open kitchen with all the facilities needed. The open layout and the two large separate spaces mean that the basement would be excellent as a home office / meeting space (ideal for working from home and also for meeting colleagues or business contacts) but it could also be used as an additional living room, bedroom or hobby room. Thanks to the bathroom with toilet, washbasin, walk-in shower and bath, the basement would also be excellent as guest quarters. It would be possible to create an internal staircase from the ground floor to the basement (architect’s drawing are available). Double French windows offer access to the patio with its stairs to the garden.
Garden
The well-maintained garden may be accessed from the sunny veranda. The garden offers lovely extensive views over the adjacent gardens. There is further storage space underneath the veranda.

Amsterdam

Amsterdam is the largest Dutch city, the capital of the Netherlands, and the nation's financial, business, cultural and commercial capital as well. Since its founding in the 12th century, Amsterdam has evolved from a small fishing village into one of the most important ports in the world during the Dutch Golden Age. Museums like the Rijksmuseum, the Van Gogh and the Stedelijk also give Amsterdam serious cultural credibility. Amsterdam's compact size, cycling lifestyle, diverse population (more than 170 nationalities), English-speaking natives, abundance of green space, reliable public transportation system and central location within Europe mean it's not only a great place to visit, but also a great place to live.

Your purchasing agent knows the market like no other

When you enlist the services of a purchasing agent who is affiliated with the MVA or NVM, you can be sure he or she knows all the ins and outs of the relevant market. Especially when housing prices are volatile, you can be assured that your estate agent is taking all the necessary factors into account.

Apartments

Buying an apartment in Amsterdam is different from buying a house or a detached villa. In case of an apartment, you do not only have neighbours to your left and right, but often also above or underneath you. That means the ground on which the property is located belongs to multiple people. This can lead to complications when you’re trying to figure out the extra costs before buying the apartment.
